You're supposed to submit the landscaping plan before your build is complete and you're issured with the certificate of occupancy. I didn't read this fine print myself, and have submitted after CofO. hopefully this won't affect me getting my 5k rebate... so far so good, but best to get it in beforehand. I have zero landscaping experience, so my plan was pretty to look at, but lacked a bit of detail. they were happy with the design, but wanted some more info on exact plant species we plan to use. we have no idea, so they recommended just picking a few from the approved list for now and clarifying later on. also, they wanted a description or even a photo example of the type of letterbox we plan on installing. We had our fix up inspection yesterday and we were told we should be in in about 8 weeks Either last week of November or early December. Finally got to see if with kitchen cupboards and the bathroom and laundry done as well, so it's starting to look like a house Getting very excited now. We've been waiting 20 months for titles and got a letter in the mail last week telling us we're due for titles in early November - this letter was different from earlier ones with estimates, it was recommended we contact our builder etc. Anyway, just found out today that the letter wasn't meant to be sent to us, all other streets in our stage (stage 4 sales, stage 10 construction) are due to be titled but our one street won't be until Feb next year. Can't help being really disappointed. It's good to see that many of you have your titles and are already building Thank goodness!! I feel like pulling out we've had out lives on hold for so long. The closest they could get was 3227. A bit disturbing with less than 2 months before we move in. Does anyone know if we'll have normal telephone out there or will we have to go voip? Hello Hayles, I'll preface this by saying that I have heard from people "in the know" that there has been a lot of variation in soil test results from lot to lot, even adjoining ones, so don't assume too much similarity between ours or anyone else's soil test results and what yours might be. "In accordance with AS2870-2011 “Residential Slabs and Footings - Construction” a site classification of Class “P” is applicable to this site due to FILL. In the absence of the fill material, the designing engineer should recognise that the natural soils encountered on this site result in a class “H2” site classification applying to this site. On the basis of the findings in this investigation, including visual-tactile identification of the soil profile combined with this writer’s local knowledge and experience, the characteristic surface movement (Ys) on this site, under normal condition, has been estimated to be in the range of 60mm to 75mm." (sorry didn't check the other stages) So based on it being pushed back every month I won't be holding my breath on it being ready until mar/April next year. I got in contact with the developer and they have assured me all the work has been done by them, it is just the nbnco connecting to the nearest exchange in belmont which is delaying everything. Cheers, FB Re: anyone building in armstrong creek? 296Oct 31, 2012 8:12 pm Hi Fraser, I can't speak for everyone and it depends on who your builder is but we are building with Simonds in Warralily and they took 2 weeks between us getting settlement and the site start starting. After speaking to a few other people generally most builders start between 2-4 weeks after settlement. I have spoken to one who has so far given me incorrect information and I haven't yet found another one that is knowledgeable and has been with pd for sometime I dont want to deal with anyone "new". We are wanting to build the waldorf 48, I was thinking of speaking to someone else at one of the other waldorf displays. We're building with 8 Homes who have been fantastic. We found out today from the Warralily Sales office that the power won't be connected to our area until the end of November though. Hi There, we paid $10k with Carlisle as fixed price, and having seen the work that went into the slab I think it was well and truly worth it. For us it was the peace of mind from knowing the costs up front, and not getting hit up at final contract.
