Also it depends on the location of the land. They have to protect themselves against eventualities that may appear later on the land. For example, if they are going to dig 30metres down, they will be hoping nothing serious comes up whilst digging and I believe they are mitigating for that, just in case. We have a fixed site cost with Henley, our land doesn't title until Dec 2012 and our land developer already said Henley had done initial tests on the land and was happy. So I think it all boils down to the risk re the land. With Henley's sumitomo advantage they will also pay $12,600 over 3yrs for single storey builds and $16,200 for double storey builds over 3 yrs into your nominated accounts. I think that is fantastic. Anyone leaving Henley must have their reason I guess, but they are the best in the business, hands down! Re: Building the Sahara Q1 by Henley - Our Blog 85May 29, 2012 3:27 pm tengals at your tender appointment, 1. you will be presented your tender document which outlines the pricing for everything including the upgrades you selected. 2. the colour document will be there also, you should already have this document given to you at the end of your cosham colour appointment. 3. the electrical plans and sketches need to be confirmed. 4. the drawings need to be confirmed that they are correct by you. The tender appointment, you swap, add and remove what you like on the spot, then your tender presenter will adjust the tender document DURING THE MEETING, on the spot, until you are happy with it. then you sign it and "accept" the tender and pricing. regarding the colours/selections. If there is anything you need to change then do it NOW. email your admin and notify them that you want to change some of your selections or colours. This helps speeding up the tender process as they will have a more upto date document on the day. hi tengals. u said the tender outlines the pricing inc the upgrade, how about the deductions/discounts?Should this show up in the tender price as well? There are a few things that can effect your site costs 1. Does your block have any fall or slope in it, if it does this will increase the amount of the site cost. 2. The soil type, if it is a sandy soft soil type they will need to reinforce the slab and increase your site costs again. Also if the land is not clean, so if there is things like old tree stumps, rubbish or anything like that can effect your site costs. 3. They will also include a provisional cost for rock. Ours was about $2000, its included in your final price in the event they hit rock while excavating you will have already paid it, and they have the right to vary this cost by 15%. If they dont hit rock, you will receive this money back as a variation on your final invoice, but make sure you ask for it, as they can be "forgetful". Henley will do a site survey which will answer all of these questions and you will be able to get a fair indication if there issue that you may encounter. Our site costs with a 600mm fall which required a cut and fill and retaining wall was about $18000, (including the provision for rock which we got back) We are due for handover in the next week or so and have had a trouble free and easy time dealing with Henley. We got charged an extra 8k (Variable) for crane spotters and etc.. There's a few other cost in there which I think is ridiculous. Today I got phone call from henley saying that my administrator have changed. They have a new one who will update us about and during the construction process. I am gonna get a building inspector for all the stages. Does anyone know any building inspector? Should I get done all the stages inspected or not? Any suggestions???????? Thanks Hi Alex, we only got a building inspector in to do our final inspection. They are quite expensive, $790 each time you use them, but they are well worth it. I was lucky in the fact that my brother in law and father in law are builders and I got them to look at the work for the slab, frame, and lockup stages. My advice is to always visit your site on a regular basis, until lockup you have easy access to the site and if there is anything really obvious like walls in the wrong spot, etc, ask for an inspection when you get your invoice and bring it up then. We used Darren Love from Darbecca, he is widely regarded as one of the best in Victoria, and all the builders know him and dont like him, enough said. Re: Building the Sahara Q1 by Henley - Our Blog 89May 31, 2012 4:11 pm Thanks for the reply guys My situation is that i first went to Simonds for the house and land package Paid initial deposit of 2000/= to build the Simmonds Leon Then went to Simmonds version of Cosham called Gallery to find out that there standard range and even the cat 1 is rubbish, nothing to select. Then me and my Mrs went to couple of displays and fell in Love with the Henley Monaco Q1, we then got a reasonable offer from Henley and said good bye to Simmonds which cost us $2000/= , well it was our mistake not to do enough fact finding and we learn it the hard way ( and guys who are yet to build , please look around and shop around ,ask question before you pay deposit , don’t waste ur hard earn money) we are happy with Henley but only issue is the Site cost and the Building contract date , hope all goes well Now add insult to the injury my Broker is also not that experience with Building loans, this is his First so now we need to do the loan for the land first and then go for the construction loan ..
