We've just Exchanged on Lot 4366 Speare Street at Georges Fair. Very exciting! We're building the Heathcote 35 (EBH) on a zero lot. Hoping for some facade advice... we originally hoped to go for the newly released Sydney Facade however GF haven't approved this for the estate. We're now going for the Ashmont which we're a bit disappointed in - our salesguy said we could only choose from 2 of the 20 on offer... Ashmont or Boston. I'm interested to know: - Do the GF design guidelines allow us to render the entire facade? If so approx how much extra is this going to cost? - Do we absolutely have to include cladding on the facade? Not really my cup of tea. - If we do enough to make the facade comply with GF specifications, is there any reason why we can't make superficial changes at a later stage... like adding feature tiling over entry etc. - Lastly, do the GF design guidelines govern the colour choices of the moroka/rendering? Thanks! Hi and welcome, (and hi to everyone else, i've not logged on in ages) I would personally push as hard as you can to get the facade you want. We didn't want cladding either, but we only had a choice of two facades and one was ugly and the other had cladding. We were told we had to have the cladding. Then two houses up the street (same house) being built at the same time, replaced the cladding with render - I was so annoyed. We like the cladding now so it's not such a huge drama, but I was annoyed. There is also another home with a completely different facade (the one we wanted) but we were told that facade wasn't approved. There is so much inconsistency so I would just push, push, push! Yes you can make superficial changes - A few of my friends added some stack stone to their front pillar and we plan on doing the same when we are able to afford it. As long as you have that mixture of materials, then you should be right. And if you don't want cladding, then perhaps try a bit of face brick instead. Fully rendered homes can look a bit boring anyway. Good luck and congrats to all who have moved in, or started building, or close to finishing! When I was going to Build with Wisdom, I checked out the standard brick selection at boral. They didn't really have a good selection of bricks at all apart of there standard range. Any of the nice bricks ranged from $2 - $3.45 per brick extra. Thankfully I didn't build with Wisdom. McDonald Jones don't use Boral so we had a wide selection of Austral Bricks which was included in the tender price so it cost us nothing to have brick that we wanted. See if Austral are available apart of your selection. We had no problem with GF and no questions were asked. You always see other brick suppliers delivering in GF. Welcome, We are building with McDonald Jones and our land apparently is one of the flates blocks at George's fair (.3m fall). We had to have drop egde beams. So for the builders that are telling you tey aren't required. I would be questioning that. See some builders will be upfront with you in relation to extra site cost etc, some won't. The ones that don't will hit you up after you have paid a deposit. All drop edge beams are based of the electronic contour report which all builders complete after a deposit is paid. To be on the safe side, you should tell your selected builder to allow a PC Sum for the drop edge beams. For example MCDJ put a PC Sum of $5K for our drop edge beams & the fixed price came back after the contour report was $4300. Better to allow for it then not allowing for it at all. As for Wisdom Homes, watch out for them. Domnic the owner has a 5 star pledge of being best value for money & if you can find a better price he will beat it by $1000. Well not case, I am in the building industry & tested both WH & MCDJ & WH are far more expensive for a smaller home. Even after I challenged Domnic personally he couldn't live up to his 5 star plege making excuses that MCDJ are nothing but problems & I will return to WH. To date I have not had one issue with MCDJ they have been fantastic. if you are looking at building a single storey worthwhile checking out there homes. I'd be interested in knowing who says you dont need the step down to the garage. We are building with EBH and when we signed it was a 540mm step down, then council knocked us back saying we need a 770mm stepdown. Every other EBH in the street has this huge step down, yet EBH didn't tell us until after council knocked us back. This was quite a price increase for us, as we also have a triple garage. Apparently, more and more people are demanding their deposit back from Inves** because they were told that their land is virtually flat but different builders have been telling them otherwise. Just drove around GF over the weekend and noticed a mix of houses with dropped garage and without it. Is there a way of knowing whether you require it just by looking at the lot plan or you have to wait until the land survey? George was great he knows the GF requirements like the back of his hand. Can't say the same about his boss though. All talk no action. Looking at my land contour, my land was dead flat. but I still require drop edge, originally planned 344mm step down. once lodge into council, I was told 514mm ( total cost $7000 ). not much I can do. best is have your budget for step down Re: Anyone building at George's Fair, Moorebank? 3899May 30, 2012 8:47 am Could the step be some sort of flood mitigation measure from council perhaps. I'm a bit worried as it sounds like this could affect our land too. Our lot is relatively flat with a deviation of about 40cm from memory.
