Browse Forums Building A New House Re: Somerfield Estate Keysborough 1703Sep 07, 2011 10:18 pm Hi Everyone, My partner and I are interested in building our first home in Somerfield. We have a tight low budget. We have found a small 300m2 block but it is going for $295,000. When reading through the forum I feel sick knowing that a block this size would have been around $240K in 2009, but at least we know the land prices are going up in value. Our stage would be stage 15. Took a look at the area today and not only they're the only prominent builder that has started, but they have temp fenced all their builds at slab poured stage already! btw, I remembered in the past, settlements in Somerfield would be followed by a letter from Telstra for a $1500 credit. I went down to our block today and I cant believe the progress in Stage 10/11. There is activity everywhere, so exciting after our long wait. I don't think those traffic islands will last long, the trucks were driving straight over them today! Happy Building everyone. Hey ourplace, I saw they have put your slab down. Gratz! My site looks like its been cut and ready for the slab so hopefully they will lay it some time this week. Those traffic islands all look like they are taking a beating from the trucks. With only a small percentage of the activity there now I wouldn't think they will last (at least not in very good condition) till the end of stage 10,11,12, 13, 14 etc... Is it me or do they seem more annoying every time you see them... Re: Somerfield Estate Keysborough 1708Sep 12, 2011 6:14 pm Could someone that has purchased block that were sold a house and land packages (where one pay the builder the initial deposit and then pay the developer the 10 percent). Has the builder offered you a grace period where you did not have to pay the builders penalties as a result of the delay caused by the developer in settling the land. How did you do it ? We weren't expecting the slab until this week, so it was exciting to see it on Saturday and we even got to watch the last part being poured. Apparently our frame is due to arrive 20th September, its so exciting to see the progress. Your block looked like it was all pegged out so im sure your slab wont be far away! I agree with you about the islands, the trucks will destroy them in no time. Fingers crossed for your slab this week! I'm sure the trucks would find it difficult to navigate around them. Hopefully they are removed too (I'd be happy as they are outside of my block and my neighbours!). Great to see that there is a lot of progress happening down at stage 10/11 after such a long wait for our land. Our slab is being poured on the 6th October - cant wait. It would be interesting to meet our neighbours. When we log on the last update was done on July 28. I think its been updating over the last 2 days so you would see some parts of somerfield at 28 July and others would be the new shots which are 20 August. Sometimes it would show the new shot and still have 28 July at the top. The map could also change when you zoomed in or out and give you a patchwork of two different maps. Looks as if the map has finished updating now (at least updated for the somerfield area) so you should be able to see the new date of 20 August. What I recommend to you is to expect settlement delays, add 6 months to their projected date. Drove by today, stage 10 is booming with construction. Simonds homes have gone up quickly Our place your frame is up Zinner ours are ready for slab pour on Monday! They are doing them at the same time, so far am very impressed with PD, great customer communication. Had a squizzy at a local auction in somerfield, a stunning simonds house with cathedral ceilings. I bought a house and land package, signed the fixed contract and I was told that I would NOT be charged any other cost, so its a fixed price. Just a week befor I start to build my builder called me asking for $7500 on top of what I have paid. I said to him, noway I signed my contract last year and it was a fixed price. he said due to stage 10 being delayed it's now gone over a year and your land is classed as P... The delays are going to cost me $1000 a month but this was stated in the contract I signed with Carlisle Homes so I confortable with this becuase I have known about this all the was through the process. A lot of those Covenants are put in place at the time the Developers are still involved and marketing a certain look and they get ignored or expire after a time. If the… 1 2951 |
