AND we can't even get our preliminary approval through cause it gets knocked back each time and no one can tell us why or what we need. Not having much luck here! But hopefully will have a house one day and can meet everyone including you Nezza Susy & Mike Lot 813 - Stage 8 Land Titled 5/9/11 Settlement 23/09/11 Site Cut 14/03/12 Slab 30/03/12 Frame 13/04/12 Roof 23/04/12 Bricks 1/06/12 Lockup 3/06/12 ___________________________________ Re: The Range Estate - Croydon.....Anyone else Building ther 1005Sep 06, 2011 12:33 pm BTW, Housemouse, do you mind me asking, do you have any render/facade for your street side of your house? We are being told we "have" to have it as corner treatment. So being on a corner block, the side has to look similar to the front and have a facade. However we've noticed other houses in the estate that do not have this, and I just want to check what's going on. Would rather not have extra render on the side, and we've added extra windows to account for this. How did you go? The most exciting thing was to see our rendering being started. Then today Dav popped in & its done, Front door is stained too!! I'm hoping the painting will be completed by the end of the week, and tiling will start soon. Hope everyone elses builds are going great guns!! Its great wacthing our neighbours place going up, I think in a few weeks the retaining wall should get started. Catlover, hope your land settlement is quicker than expected. And you're right there are a few inconsistencies between houses. Suzy, I would be fighting Australand on that one. Hubby and I expected them to come back to us and tell us we needed to jazz it up a bit, because we knew that our side design wasn't really reflective of our front design. We have no render on the side and we don't have a corner treatment of any kind. We were suprised when our approval came through, but happy cause we didn't want to have to change anything to our design. If you go around and take photos of all the corner houses in the estate and use them to strengthen your arguement I think you will get approval asap. There are some houses in the estate that aren't following guidelines (i.e. the house next to lot 306 that has gutters that don't match the roof tiles, and the house on the corner of Norris Cct that was a wooden sleeper wall rather than stone or concrete masonary). I did this when Mervin told me our colour selections had been rejected cause the gutter colour and fascia colour weren't the same. WTH? That isn't even a rule in the guidelines. When I sent him numerous pics of houses that had grey gutters and cream fascia he quickly got my colours approved. Fight it!!!!!! It's not fair that you have to go out of your way to change your plans when no one else in the estate has.\ Good luck xoxo Re: The Range Estate - Croydon.....Anyone else Building ther 1008Sep 11, 2011 6:45 pm 6.30pm Sunday 11th Sept. Hi Dandav, Spoke to my SS Friday and he said the scaffolding will come down this week and once it is down they can get started on the retaining wall. We hit lock up this week and the plasterring is 90% finished. Moving along at a rate of knots. Matt Re: The Range Estate - Croydon.....Anyone else Building ther 1012Sep 14, 2011 11:45 am Hi Everyone - how are the builds going? We drove past our place last night and all our scaffolding is down couldn't believe how different it looks now that it is down. Seems as if our house is flying along at the moment and apparently our staircase will be in very shortly. It will feel like a house when it is in. We are still unsure when the house will be ready, but keep getting told we will definately be in before Christmas. Housemouse - your driveway and retaining wall are done, they both look so good - what date are you moving in? MLZJ - Which house is yours? I was driving though last night and couldn't figure out which was yours. Suzy - we are also on a corner and were questioned about the side facade not matching the front, and we got around it by nominated a side fence along our block - apparently the concern was that we weren't going to have a fence along the side of our block and therefore would need to be similar to our front. Dandav - are Simonds building your retaining wall, or are you doing this yourself? We want to do our retaining wall prior to moving in and not sure whether Simonds will allow us to do this until we accept handover. Hi XD, We are next door to Dandav - on the higher side of the street, right on the T intersection. In regards to the retaining wall between our houses they are starting this in the next few weeks once our scaffolding is down - its a joint project between us both, Simonds are not involved. Where are you guys located? Cheers Matt Re: The Range Estate - Croydon.....Anyone else Building ther 1014Sep 15, 2011 4:14 pm MLZJ are you the Carlisle home with the rendered front? If so nice house! Looks BIG. Claire we are moving in end of next week (if the bank come to the party on time). We should have our fence up and the site levelled by Wednesday/Thursday next week... just in time. Yeah I'm happy with the retaining wall and driveway, thanks! I wish we could have afforded to have exposed aggregate but at the end of the day the coloured concrete was included in the house cost and I figured why add ANOTHER expense when we really didn't have to. All up the site levelling, fencing and retaining walls have set us back just over $14,000 - this hurt us big time. Add this to the extra $11,000 we paid in site costs we have no money left. I saw your house today without the scaffolding and agree it makes a big difference. Looks fantastic! So much building is happening in our street, it feels like it has gone up overnight. And now stage 8'ers will being building soon too! Very exciting. SIGH. 9 days to go. So close! Its quite deceptive - the living space is actually quite long and skinny to fit on the funny shaped block we have. Good luck with the bank - and if you need a set of extra muscles next Saturday I'm not doing anything. Just a general question to everyone out there - has any one had a quote for putting a new crossover in? Due to our wide frontage I am seriously looking at putting in a semi-circle driveway - think it would be a wonderful feature. I have seen one house that changed their crossover which was putting in a new one and changing their original back to standard kerb so I know it can be done - but at what cost? Fantastic news.. just 9 days to move in !!! it seems yesterday that the building start taking shape. May I ask with who are you building the fence. We have call 3 and the 3 of them stood us up!!!! I cannot understand. Our house is coming up very slow. This week and next week is painting time. Thankfully they have come to senses and our fridge niche is going to be fix next week. Tiling has started. But I think is going to take at least 2 more months before we can move in. . Congrats again... I am going to put my brother and hubby's muscles to good use however - I think between the 3 of us we will have it covered but thanks I appreciate it I think 2 crossovers is a fantastic idea. I have a very vague memory of the girls in the Range office telling me it costs around $1000 to change your crossover with the council, but don't quote me on that it was about 2 years ago, I could be completely incorrect. natmai, I know what you mean about no-shows, it is the story of my life! Utterly frustrating. I ended up going with Taylor's fencing. We got 3 quotes and they were the cheapest, as well as the easiest to contact. Hopefully their work is good too. Glad to hear the fridge niche is being sorted. Why is it always the seemingly smallest things that cause the biggest headaches?? The builder painted our walls in the wrong paint colour, and this held us up over 2 weeks. The tiling which supposedly a 2 1/2 day job took him 2 1/2 weeks! I reckon I have aged 10 years throughout this whole process of building Re: The Range Estate - Croydon.....Anyone else Building ther 1018Sep 16, 2011 4:26 pm Housemouse I have four big cardboard boxes if you'd like - pm me if you'd like them.
