Vick82sydney: Generally it takes 4.5-5 months to build a single story home (this is from the time they lay the slab.) The admin process can take 3.5-4 months also so that means from the day you sign or accept your tender it can take 4 months to get your final plans, submit to council and ponds panel, colour selections etc.. this is just a rough idea. The ponds panel takes 10 days to evaluate your floorplan and landscape plan. Council normally takes 1-2 months. Blog List add 958Jun 26, 2011 8:23 pm for commencement to be ready by 6 months the following needs to be done. 1/ sign building contract 2/ external colours (basix) 3/ internal colours 4/ electricals 5/ ponds panel landscape approval 6/ submit to council 7/ council building certificate 8/ letter of commencement from bank. once all this is done it generally takes 2 wks after step 7 & 8 for a site fence, site scrape and commencement of laying foundation slab. Blog List add 959Jun 26, 2011 10:12 pm hi there Shrinivasa, just had a look at your lanscape plan; looks cool but dont forget to include a low fence or hedge planting to define your front boundary... we got advice from the ponds design panel before our builder submitted all the plans and they advised that this was a one of the things missing from our plan... In my opinion you dont need to replace or paint the roof other than treat surface rust… 1 10727 Wish you all the best. Once you signed the contract, they will find millions excuses to charge you.
