We are at the frame stage and just a bit concerned about the rain as we have no roof yet. Does anyone know if the frames and subfloors upstairs will be affected by the rain? Re: Somerfield Estate Keysborough 1363Mar 07, 2011 1:17 pm a little bit of weathering will make your frame strong. i wouldnt worry about it guagua Building with Places Homes - Glendale 23 (plus 2 square bonus). I'm so happy to be building in an estate with so many nice people Building the Glenaire from Fairhaven in 1C Somerfield Estate Re: Somerfield Estate Keysborough 1365Mar 09, 2011 4:31 pm Just got an email from Somerfield, Stage 10 delayed to JULY, no explanation, no reason, so disappointed, why do they keep making false dates and delay again and again? Just give us 1 final date and stick to it, more builder fines, aaaargh. I just want to start building. Re: Somerfield Estate Keysborough 1368Mar 15, 2011 9:21 am hey guys. i went passed on the weekend to see our building in progress. only to find that all the houses in our street (newstead) had windows broken. i think it might be little sh1t kids that are going around and throwing bricks in the windows. ours has one window broken which is nothing comapred to others who's plaster also has a whole in it due to the brick going through the window and hitting the wall. i spoke to somerfield and they said there is really nothing they can do. we do have a security guard who looks after the display homes as well as driving around the whole estate which really isnt enough to stop hooligans from going around breaking windows. what i find really bazaar is that we are close to residents already living in their place and yet these kids still have the stupidity to break their neighbour's window and not worry about the noise. just using this forum to see if any local residents espeically the ones on hartwell that if you see or hear anything to call the cops asap. i know i shouldnt have to worry as its the builders responsibility, but it is just really annoying that this sort of thing is happening. OMG... I am a bit shocked to be honest. That's so bad... Which day did you go? I went there yesterday morning, Monday and didn't notice the broken windows. I also saw some builders were working there. Re: Somerfield Estate Keysborough 1370Mar 15, 2011 3:54 pm we saw it on saturday. if you drove down the street you would of seen all the houses with broken windows. yeah its pretty bad. Re: Somerfield Estate Keysborough 1371Mar 16, 2011 8:34 am REfL3ct we saw it on saturday. if you drove down the street you would of seen all the houses with broken windows. yeah its pretty bad. My hubby went there yesterday and took some photos of the broken windows. Very bad and sad! He saw the security guy on the street patrolling. If my little girl wasn't so naughty and fell into the water on Monday and we have to rush back home, I would've seen the damage that day. To be honest, I think that's some adults at least teenages did. They probably just drove pass and threw the bricks. Re: Somerfield Estate Keysborough 1372Mar 16, 2011 12:28 pm That's really sad. I have the same experience when I built my current house in Cranbourne. My windows broken once, and after builder fixed them, they were broken again. So annoying. And my neighbour's gargage has a big hole on the plaster as well. My builder finally put a notice on the window, if someone see this happen and catch the person who do this, they can have $500 reward. Re: Somerfield Estate Keysborough 1373Mar 16, 2011 7:30 pm Hi all, Can someone please enlighten me to where does it say within our contract of the estate that our dunnies have to be connected with the recycle water. I know that 1 tap has to be in the backyard, we are now facing with an extra expense to allow for this EXTRA thing. How annoying......... Very sad to see that our new neighbours can just dump their unwanted stuff, in my unbuilt home . Now I have to somehow pay for this rubbish to be removed. I have taken it up with the builder, they need to clear their rubbish on a more regular basis. Just keep an eye on this... Evonne Hi Evonne I am not sure about the guidelines but my builder has included all these things which cost us about $1700 for double storey. How much does your builder charge you? You might contact DAP to find out if that's required. Re: Somerfield Estate Keysborough 1376Mar 17, 2011 11:06 am I have a corner block land, and plan to build a double storey house. My builder charge me extra money for adding 2 windows in my WIR (one downstair, and one upstair). Does anybody know is this DAP's requirement for the corner block? Re: Somerfield Estate Keysborough 1377Mar 17, 2011 8:12 pm i am not sure where it is in the guidelines. but i am pretty sure that by having a 5 star energy rated house it means that recycled water is used to flush your toilet. and our requirements are to have a 5 star energy house. hope this helps? Re: Somerfield Estate Keysborough 1378Mar 17, 2011 10:32 pm Hi all , thank-you for the information you all gave me, but how can my builder turn around now and tell me this. Nbg should have included this when they had all my estate requirements. I have not been told how much this extra requirement is going to be, but I have 4 toilets and being a double story, it most likely be a couple of thousand. Thanks Evonne NBG - Vaucluse 390E Builders Casa Constructions 1A,Linley Estate Re: Somerfield Estate Keysborough 1379Mar 18, 2011 10:05 am Could anyone let me know how long it took for their plans to pass the DAP. Our first attempt failed, and it took well over a week for our builder to make contact with them personally, which finally happened and they came to a verbal confirmation so a new set of plans were sent 3 weeks ago, no answer yet as to when the plans will be approved, only this reply from them. Unfortunately because Somerfield have hired architects to review the home designs I am unable to directly access anyone involved in reviewing your home. Our builder spoke with Somerfield about a revised driveway (which does meet the new driveway guidelines) and this reply was - " they asked me to email the information through. The following email was sent back…. “Dear Somerfield builder Thank you for your submission, we will respond as soon as possible. Sincerely Design Assessment Panel” Friday 11.3.11 I think the DAP should be called "Dead A.....e People" Why do they not respond to people, a while ago I posted on this forum that I sent them a personal email that I needed clarification on something and it got returned by the Mail Administrator, and I did use the correct address. I am sorry for my rant but I am getting quite stressed about this as we put wheels into motion on Day 1 when the land was titled and we are no further advanced. Re: Somerfield Estate Keysborough 1380Mar 18, 2011 1:20 pm Our DAP took about 3 weeks when we did it. We had to go through twice too. They put you to the bottom of the pile each time. We are in stage 1a, so i'm guessing a lot longer now that there are so many more stages going through. A lot of those Covenants are put in place at the time the Developers are still involved and marketing a certain look and they get ignored or expire after a time. If the… 1 2870 |
