I dont think you will get a precast stair the size you want as it would be far too heavy. We are also in the middle of packing to move. We are so lucky we have acquired a quaint well appointed property literally 50m from our house!!!!!! I tell you playgroup is not just for kids and mothers with nothing better to do! we managed to get thishouse privately we were moving despite not having an answer from council yet however that has all changed this week. WE HAVE APROVAL! If I could I would be doing somersaults right now. ahhhh the dream continues...with out a hitch ...so far BANJ - Oh my goodbness this smart wiring thing did my head in! It is in two parts. Sentinel do the wiring for data tv phone intercom and security. The second part is done in your electrical appt. This will include the home automation part. (We lodged not long after you but we are definitely a long way off - details on my thread. sigh...). FYI, our SC told us an interesting thing yesterday. Numerous Councils have not been happy with Masterton's CDCs so they are now targeting Masterton. I don't know if it is true. Ours is a DA so the long route anyway... Giselle: MrsRose, Vincy, Chris etc. have given you excellent replies. I agree that $100K on top is a good estimate. We are budgeting $130K on top (including rent, demolition, landscaping, floor coverings etc.). The external render colour looks so much better in real life than the photos. How exciting for you. Dons tiles is worth the trip. Di Lorenzo's, while they have a beautiful show room that makes you feel like you're in high end of town instead of Kellyville. Di Lorenzos thought nothing about charging us extra labour for a standard tile. it added nearly 2.5k to our quote, in the scheme of things it's a drop in the ocean but it was the principle. ( I was hopping mad ) Dons service is far better too . More personalised and Michael Clark will draw pictures to clarify where which tiles will go where. Dons are very accommodating. my advice is don't sign off on the quote on the day. sign off on the selection. Take photos and go home and sit on your selection for at least 24hrs ( we did that - bit cheeky , I know) only because you will have to live with that tile selection for the next 15 - 20 years ( but I guess you know that...) Also be really clear about where and how you want your feature tiles. what you think will go horizontal may end up vertical or vicer versa... We couldnt find an externatl tile for our Alfresco to match the internal tiles. So after all that we were given another option - Beautiful Tiles/S& K Tiles. The difference in show rooms was huge - we were the only ones in Beautiful Tiles showroom and were in and out within 2 hours all done! That is not to say the Di Lorenzo were not great. If you are going to go there I would definately recommend trying to go during the week and making an appointment. We delt with about 4 different consultants as they are soo busy and its sooo full of people stressing and it can be overwhelming. Melissa is by far in my opinion their strongest consultant. I think she has interior design knowledge as well and is amazing! If we had got her on our first visit we could have saved ourselves so much stress. She offered us great advise and was very professional. Hope that helps! Also - definately get samples! Even if they have to order them in for you and you have to pay - its worth it as its a long time inbetween them actually doing the job. We are now at that stage and I had to go and advise them on a few things - thankfully we had great notes from Scott who wrote up our selections. Glad to know it does come with some level of automation - what do they connect - just the security system and heating/cooling?
