His website is very useful. http://www.stormwater.net.au/OSD.htm I was even corresponding with him directly when we were having issues with the OSD with council. I must say that even though he was forced to revise the design by council I did agree with his original interpretation of the requirements, but you never get far when trying to argue with council. The website should help to explain your options. I hope you do not have to get an easement from your neighbours as this will also delay things. We do have a very slight slope to the rear and have spoken to council and it seems that underground tank will be the way we have to go. We just have to wait for costings and final plans. I'm glad I came across this sight. Helps to talk to other people building It hasn't stop raining all day!!! Hope it fines up for everyone soon!! Okay that makes more sense to me, the quesiton is, is it a water tank or an onsite detention pit. We went through this with Sutherland Council, as the block slopes to the rear you dont have natural seepage to the road for stormwater, as such you need a specific designed hydraulic design, what you need to do is approach the rear neighbour and have then sign a stat dec that they will not allow an encumberance on their property for your storm water (which they should as its not good for them) that will prempt the council asking for one, if Masterton havent already metioned it speak to you counsultant about it as the stat dec will go to council with the plans. The end result of all this is that you end up with a below ground pit which is supposed to take the overflow from your water tanks, and some downpipes will go straight to it, to allow slow seepage of water into the ground table. Basix will require some sort of water tanks, % of roof space will be required to flow into it and then the overflow will go into the detention pit. Its a pain as it adds a few thousand to your build as detention pits are not a standard hydraulic inclusion..... We have our plans & have discussed the Hydralic design and are confortable with the Underground tank and costings. We weren't expecting this cost but I'm sure this wont be the last surprise. We are now waiting on the contract and then we will be ready to lodge into council. We did have to negotiate the 90 day price increase and will know about this tomorrow but even our SR said the time delay was their end not ours. I will try to edit the signature now...
