Blog List add 710Nov 04, 2010 9:13 am Hi guys, Just wondering if you have any problems getting finance in place after land being registered. My bank said 3 weeks to settle after land registration is not enough. What are your experiences? Cheers Re: The Ponds/ KVR- Anyone building this year? Blog List add 711Nov 04, 2010 12:41 pm We got pre-approval with a major back, took about a week after settlement for the finance to come through, no hitches. We were told its relatively standard practice after we queried it. Re: The Ponds/ KVR- Anyone building this year? Blog List add 712Nov 08, 2010 3:02 pm Hi Everyone, It's been a while since we've contributed here.. but I have a concern and wanting to know how to address it please. Over the weekend on our weekly visit to the site, we were shocked to find a couple wandering around in our home! They had let themselves in and wanted to 'look around' as it was the same design as they had chosen - Cremorne 35 from Eden Brae Homes. Now I know and surely everyone would know that this is a trespassing offence. Question is, what can be done about it exactly? I've told the SS, but he's made it clear he can't 'force the contractors to lock up' and they generally don't! It really upset us, as this couple didn't even show any signs of being sorry.. I think we were TOO nice to them as well. What do you all think? Acquah Re: The Ponds/ KVR- Anyone building this year? Blog List add 713Nov 11, 2010 10:57 am ^^^ That's not cool at all! I would pressume that yes, it is trasspassing! I hope you get some answers and here's hoping it doesn't happen again. Our land has now been excavated, piers dug and concreted poured into piers, the slab is going down early next week and the frame the week after! Very exciting! Our Site Supervisor seems like such a great guy - very happy with him so far Oh and getting married in 9 days! YAY! Re: The Ponds/ KVR- Anyone building this year? The SS hasn't bothered responding and the CSR said that they can't do anything and not really their problem. I think it would be their problem if someone hurt themselves!! Anyway, what else can we do but tell them this has happened? Awesome that your house is going well and you have a nice SS! That seems a little bit rare ... ours is ok, but just not very responsive. Congratulations! Very exciting.. I'm sure you guys are all organised anyway. Re: The Ponds/ KVR- Anyone building this year? Blog List add 715Nov 11, 2010 10:24 pm I finally have started a blog giving a very brief history so far but will keep it updated moving on http://homeinkalina.blogspot.com Andy_min: please add to the list Thanks, ------------------------------------------------------- http://homeinkalina.blogspot.com Enjoying our new Concerto with Allworth Homes in Kalina, The Ponds Handover - 28/06/2011 We have reached.......Notice of Practical Completion! 716Nov 17, 2010 10:08 pm Hi Everyone I think when you get to the stage where there is nothing happening with your build and then, a lot of activity, you inevitably fall behind updating your blog. I know, I did. So while we visited our house every weekend and communicated regularly with our builder to try and get them to finish before Christmas, we were very excited when we received an email today from our Client Coordinator with the subject heading "Your Notice of Practical Completion" - omg! There will be plenty of days ahead to reflect over the last 18 months when we first put a deposit on our block of land back in May 2009, the highs, lows and everything in between, but there is nothing more exciting and nerve wracking when you finally receive and read that a final inspection date is set for Thursday 25th November, 6 weeks ahead of schedule! Hopefully, there is not too many last minute fixes from the inspection. So today, my tasks were to arrange for Telstra techs to provide a connection from our house to the pit in the street and set up a shell account with Integral Energy. Wow. Just wow! cheers Berny ----------------------------------------------------- http://serenityattheponds.blogspot.com/ Re: The Ponds/ KVR- Anyone building this year? Blog List add 718Nov 24, 2010 2:20 pm How's everyone going? We got notification today that our land has now registered And our settlement will be on 7th December. Not too bad only being 1 month behind estimated registration date. Finance has been approved too but I just noticed today they've tried to slug us an extra $2K in mortgage insurance (ummmmm hello..... that $2K could be a nice plantation shutter!!!) in comparison to what our mortgage broker advised us originally. She's trying to sort it out today. Blog List add 719Nov 25, 2010 9:58 pm Our final inspection went well today. No real dramas except that the plumber forgot to install the spa bath into ensuite. Apparently, he will do this tomorrow. I had told my lender (RAMS) a few days earlier that we would be at the house for the final inspection if their valuer wanted to turn up at the same time. He did. He didn't take long as he went round and simply counted and checked the rooms installed were what were on the contract. On his way out, he told me that 'everything was good, and we had bought well. We bought 18 months ago and the land valuations have increased significantly at The Ponds, approx $100k! cheers Berny ----------------------------------------------------- http://serenityattheponds.blogspot.com/ Re: The Ponds/ KVR- Anyone building this year?
