We put it to the builder and they've allowed it! Also, big tip for young players. If your Tile, Colour and Electrical selections are not included in your main contract and that is submitted to the bank one of two things will happen: 1. You will have to pay the cost of any variations yourself (which can be pretty expensive). 2. You will have to cancel your loan application and begin it again (including having the bank re-value your house). Prepare for another few weeks of waiting. Way to go! We were actually told by M*** AND our mortgage broker that any variations wouldn't be included in our loan.. I think you'll find this is normal protocol with a lot of project builders because they do get the contract done up so early on in the piece. We knew we had to save the cash for our variations (which is why we couldn't get everything we wanted, and is why we tried to put as many variations and upgrades in our initial contract). Also, our bank needed to see the FINAL contract before they would give us the loan and we couldn't sign up with the builder without loan approval so had to get approval based on the first contract. Variations were something we had to come up with ourselves.... it stinks, but that's how it works! Good luck! Out process went: Quote -> prelim contract -> bank pre-approval -> final contract -> Loan approval -> Variations -> Bank . There was virtually no difference between the prelim contract and the final one. To me the logical way would be: Prelim -> pre-approval -> variations -> Final -> Bank approval. The builder takes your 5% deposit at the final contract stage so I don't see why they care whether you have the capacity to pay? If you can't pay then they walk away with 5% deposit having done bugger all work. If you can pay, things continue on as normal. In addition to this the internal elevations are drawn up at the final contract stage however you have the ability to modify various features during the colour selection. For example we added some cupboards above the fridge and also changed the layouts of the pot drawers etc. That means someone then has to go back and re-draw the plans. Surely it would have been easier to have that information before they were drawn the first time? Anyway there's probably a good reason for it and we've definitely learned our lesson now but it all just seems stupid. Having said all this we still don't have a start date so what's a few more weeks wait... Luckily sanity prevailed in the end and they just increased the amount of the loan without having to go through the entire process once again. We're not having so much luck with the start date. We been continuously told by the builder that we were still waiting on approval. A month or two ago we got a letter from council saying that they required further information from the builder regarding some of the plumbing details. This was also sent to the private certifiers. I rang the council on Monday to find out the progress. It looks like the certifiers only provided the necessary information last week on Monday. The received it on Wednesday and it was in their pile to be approved. Got told today that council has approved it and the certifiers are waiting to receive it back. Don't know for sure it's the same bit of documentation that they've been waiting on but it does seem like the paperwork got 'forgotten' about for a few weeks which is slightly annoying. We've been told (again) to expect a start date by the end of this week, so fingers crossed we get one. Would be nice to have something happening on the block before Christmas. Chose to use the same materials, concrete sleepers and galvanised H beams and did this ourselves (with a bit of help). Finally accomplished after much drama. Dug the post holes in the pouring rain, had to wait while a mini cyclone blew one of the neighbouring sites portable toilet down the road (and bounced off the front of the Patrol's bullbar). However, we’ve just had it valued and it’s come in as a… 0 12329 I work with owner, he/she is my man on the ground and I instruct them when to visit the site and take photos and I have other tools in the bag. 4 16366 I am in the same situation, would you be able to give some insights in to this?
