Browse Forums Building A New House Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 484Jun 18, 2010 11:09 am It seems Stage 15 (the stage I bought in) has finally been titled - land.vic.gov.au is showing Stage 15 properties in their maps and you can get property reports for those lots (in which I did that as well). Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 485Jun 21, 2010 1:05 pm just a quick question. I am building in Auora stage 12 with my wife and just wanting to know how many people where told about termite protection or if you have had the termite protection added during the building process? I beleive we have missed being able to add this as our slab has already been completed. I am sure there are other posts regarding this issue but just looking for some updated news on this. Stage: 12 Grebe, 4 Bedroom Aurora Estate, Epping North Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 486Jun 21, 2010 1:33 pm I went with the fiancee to measure our lot and could only find 2 pegs – the north-east corner was missing due to some digging around that they did for sewage (although I found the stake buried / embedded from being run over by some trucks) and the south-west corner next to the footpath is also non-existent (our frontage is in the south). Does anyone know if this is going to be a problem? Should I contact VicUrban? This has been mentioned in the forum sometime back by someone. Cheers. We contacted VicUrban and they were of no help as according to them after settlement of land the owner is fully responsible for such issues. You may however talk to them and see what their response is? Your builder may have a problem with this so you might have to engage a surveyor. Generally builders can engage surveyors on your behalf but will charge you a premium. An independent surveyor may charge around $550 for finding / Putting new pegs. I hope this helps. Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 489Jun 22, 2010 9:02 pm Acherion - I know the common thing to do is to find some pegs and whack them in around about where you think they go. Otherwise, as persian said, you're probably going to have to fork out for a surveyor. Escort71 - we asked our builder about termites, were told this isn't a termite prone area (and yes, they put this in writing) so our builder did nothing about termites. THEN, I asked my cousin's husband who owns a pest control business and he said "I hope you kept that document in writing for when the termites come!" (jokingly, but still...) so yes, if I were you I would be asking for termite treatment or forking out for it yourself at the appropriate stage of development. Acherion - i had the same issue where some trucky drove over my peg, dragging it a couple of meters off mark. I left it back where i thought it was meant to be and someone was nice enough to knock it back into the ground for me! I better measure it actually, and i also think adjacent lots share pegs don't they? Escort71 - we asked our builder to include termite protection, i think i posted the question here too. Cost me approx $1500 for 2 stages. I know that sometimes builders give away termite protection as part of their promotion so anyone else reading this who have not signed a contract try haggling the builder for it. The lot has been titled but not settled yet. My fiancee called VicUrban and they said that the area needs to be repegged anyway (they did some last minute earth works / pipe laying so everything's been dug up) and they're going to try and do it as soon as they can, with no cost to us. Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 493Jun 25, 2010 1:45 pm Hi all I have been watching this thread for a while and have found some of the information very helpful. Our land has just settled in Summerhill Estate. I am interested to hear like escort71 what peoples views are on termite protection. I don't think it was included in our contract and am hoping it's not too late to have it added if it is required. Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 494Jun 29, 2010 10:05 am Hi everyone, I also am enquiring about termite protection. My builder told me that it isn't required by Whittlesea council but I have heard from people in the area that epping is known to have termites! I know that the area is flat with not many trees around but it is a new area and there are plenty of bogs around! My contract supervisor quoted me $1600 for it but I'm not sure we need it. Can it be done after we build? I thought with a slab the risk of termites was low. What is the actual procedure? Is it in crushed rock form or a spray? What is everyone else doing? Thanks in advance, Marleena. Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 495Jun 29, 2010 6:42 pm I asked for termite protection because i think $1500 is a small sum compared to the damages termites can do to your home. I would always do it no matter what other people say. I was always under the impression that its "standard" to have termite protection when building or buying a house but its not. If your builder wants to charge a variation fee then better to enquire yourself to save on the fee. Thanks in advance, Marleena. There are two parts for termite protection. Shields to slab penetrations and Perimeter treatment. If you wait until the house is built probably you may have to pay more since the slab penetrations are hard to access. I agree with BZaurora, better get it done for the peace of mind no matter what. Luckily termite protection was included in a promotion for us. Cheers. Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 497Jun 30, 2010 2:40 pm After some investigation we found that Whittlesea area isn't marked as a termite prone area. This, if i can remember was listed on the national builders association website. when i find the link i will post it as it shows all councils / areas and if they are in termite affected areas. We may get the perimeter done once building is complete just as a precaution. This probably is dependent on your builder and how busy they are. Having said that, each time I visit stage 12 / 13 / 14 there are slabs, frames, bricking and lockups sprouting like flowers, so I wouldn't imagine it would be long.
