for my property it wasn't too bad... all depends .. council stipulated a condition as my property is on a slope.. so additional cost to adhere to condition .. (drop edge beams).. if you want underground rainwater tank or council requests you to have it then that's additional site costs... but what they provisioned for me was still within the price

Site cost is one of the biggest profit part that they can make.to our site,we were charged fortune.they told us won't be much,but when they finished excavation,we got another bill more than 20k, total extra site cost on top of the package is more than 50k. A lot of charges are unreasonable,but we had to pay .provision is only 3k

If Things could go back,I would go to another builder having fixed site cost.

We only paid maybe an extra $1500 or so for some extra drop-edge beam, most of the site costs were provisional items & were pretty accurate. Although we only had about 1m fall side-to-side and probably less from the back to the front.

I wouldn't choose another project builder over Alkira, from our experience.
Might choose a custom builder over a project builder though, if we could afford it at the time.

We are considering Alkira Homes and love all the inclusions. How much was spent on top of package price? Looks like inclusions cover all we need. Did any do more upgrades to the top package?

We are currently building with Alkira and are building an Olivia that has been modified. The biggest problem we found and this is consistent with most builders is what you see at the display home is not what you get. Most display homes are fitted out at a higher spec. You probably need to break the costs between statutory, site and personal choice. Whilst when we signed up there was a luxury upgrade package we still spent a sizeable sum on further upgrades for kitchen, bathrooms, electrics, flooring and increased footprint. We didn't bother with Alkira as our changes were always going to be quite different to the ways the display-home was different to standard; but we did ask Eden Brae and Rawson about differences to their display homes, and were given an itemised price-list that allegedly included all changes.
In fact ... I don't even know if Alkira knew, eg. the flooring they had in one of the Homeworld 5 display-homes (2nd from the top of the street) was ridiculously expensive & the salesperson didn't have a costing for it.

The displays at Homeworld South were a lot less changed from standard than Homeworld 5, I thought. That Olivia, for example, really only had kitchen appliance package & some kitchen changes, plus extra doors & bifolds out to an embiggened alfresco. It was very standard upstairs.

The Sienna at kellyville had a lot of upgrades done to it. Namely the slide! Lol...if only that led to some sort of mancave hahaha

Have any of you who have built already used independent inspectors? were you allowed to use them..

I didn't engage an independent inspector, i suppose i have a little more faith that they would do the right thing.

I did too till I read some obvious things missed by some builders in this forum.. Found out that they don't allow any inspectors on site .. So got to trust and pray we get a nice SS

unless you can be on site from the start of the day to the end of the day for the whole build you'll never know whether the SS have organised a certifier to check the quality of the work. from the limited information I can gather they need to provide you with documentation that certifies the build at the various stages so that you can submit to council. but who knows whether someone "did' go out and check or not.

Bought a three year old alkira home, what a disaster, water leaks everywhere, no communication by Alkira, sent out the construction supervisor whose knowledge of building codes let along construction standards was mind blowing. Management appear to be doimg everything possible not to acknowledge or rectify serious construction faults have had to get fair trading involved, they issued a rectification order, these idiots couldnt put together a bunnings shed let alone construct a house, worse of all is the unwillingness to rectify the faults or even acknowledge there is a problem. From these experiences I would never have these guys build a house, you have been warned.
