Browse Forums Building A New House 1 Feb 08, 2022 7:06 pm I have a corner lot and I am trying to find a way to position a driveway for it. The house design has a garage close to the intersection and because of that there are potential issues. Unfortunately, mirroring the house to put the garage on the other side or changing the design is not an option. There are two ways to position the garage and its driveway (please see the drawings attached). Both options will require a full assessment from the Brisbane City Council to get a relaxation since they will be less than 10 meters from the intersection (unfortunately, in Brisbane 10 meters measurement does not start from the tangent point but from the boundary: https://cityplan.brisbane.qld.gov.au/eplan/#Rules/0/274/1/14284/0) Option A with the driveway on the side is better for convenience BUT my builder tells me that it might not get approved because there is a different requirement where you need to have two car parking spaces on the lot and that excludes the garage. And with that option the driveway is mostly on the nature strip, not on my land. I was not able to find that requirement in the development codes, can anyone confirm that? Option B is less convenient (the driveway is not straight) but will provide on-site car parking on the driveway. I *could* pay for the pit relocation but then there is a chance that the council will not approve the driveway location since it will be very close to the intersection. Unfortunately, the house cannot be moved further to the right due to setback requirements. Re: Brisbane Corner Lot Driveway 3Feb 08, 2022 7:46 pm i would check how exactly that car space requirement can be satisfied in your case. it would also depend on the size of your lot. they seem to be mentioned in the documents linked on this page: https://www.brisbane.qld.gov.au/plannin ... ry-setback Re: Brisbane Corner Lot Driveway 4Feb 08, 2022 8:06 pm strannik i would check how exactly that car space requirement can be satisfied in your case. it would also depend on the size of your lot. they seem to be mentioned in the documents linked on this page: https://www.brisbane.qld.gov.au/plannin ... ry-setback I can see the following requirement for on-site car parking in the Queensland Development Code (https://www.hpw.qld.gov.au/__data/asset ... /mp1-2.pdf): "For each detached dwelling space is provided for parking two vehicles on the lot and the space has… minimum dimensions as follows: for a double garage- 6m by 5.7m wide internally." I read this as "if you have a double garage, you need to make sure that it is at least 6m by 5.7m.". Am I reading that wrong? Re: Brisbane Corner Lot Driveway 5Feb 08, 2022 8:14 pm that is how i read it as well. keep in mind that those documents are dated 2010, so not sure if anything has changed since. i know my current house only has about 3-4m between the garage door and the boundary line, so definitely not enough space for a car to park without encroaching on council land Re: Brisbane Corner Lot Driveway 6Feb 08, 2022 8:45 pm Why can't you flip the house and zero lot the garage, 250mm off the right boundary. You garage is a non-habitable room and therefore is permitted to encroach into the side setbacks. What's the deal with the front naturestrip 2.1m? 4m is standard or are you in a group title development?
