Who else is building with Eden Brae?

Yep. I got them to do the basic minimum to then have my own sparky come in and do everything else. They were completely fine with it, as im sure it happens alot. specially when they want to charge $130 odd dollars per downlight and $80 for a batton holder.

No they won’t allow any extra trades outside their own and independent inspectors.

I sat down with my sparky first. Went through the whole “this is everything I want” plan. From that, he tweaked it based on his professional experience, then removed items or set up items for him to come in and do afterwards.

For example upstairs, I wired each bedroom for 1x light & fan. Then he’ll come in and pickup my 4x down lights off the light switch and the seperate ceiling fan off the fan switch. This exercise saved me over $500 a room.

Upstairs is easy to do. Downstairs will be harder. But even there I got them to install baton holders into gyprock (ensuring it has a cavity above) then he’ll swap them all out for downlighting this saves about $45 per downlight ($79 baton vs $130 downlight) I’m getting the Down lights (same ones Eden brae use for $12 each - trade prices) I have 70 odd downstairs alone it ads up quick at $45 saving per light.

I’d even recommend buying all your own lights, pendants, outside etc etc yourself. I got junction boxes put in outside then will connect my own, non marked up lights after handover.

Position PowerPoints on walls that you can punch trough to the other side. For example my bedroom powerpoints are on the same wall as the hallway. So after handover we punched through from the bedroom PowerPoint. Instant PowerPoint in 10mins and for only $15.
I’ve done this right through the house. I’ll have more powerpoints than what I’ll ever need. But with some little smart planning it’s a very easy and cheap way to maximise.

Fortunately he’s my cousin so I won’t be paying any labour - just a few beers and a feed.

What are things you have gotten discounts on and i should ask them to put in for free?

Ask Eden Brae to increase their token liquidated damages to a realistic amount of at least $200 per working day, or whatever your own cost of delayed PCI & handover is. Otherwise your home's completion date for Eden is effectively open ended, and you can be pressured to accept poor quality just to move in. If they are committed to delivering a quality and on time build this provision should cost them nothing because they won't need to pay it. Ask them to back themselves. The build duration that they promise you at sales time should be reflected in the contract with realistic financial consequences for them and compensation for you if they don't deliver. If they can't increase the amount, ask them why not? Everything is negotiable in the current depressed market.

Hi All,

Our contract signing appointment is this week. I was wondering if anyone has gotten their flooring done after PCI, we are looking at the timber look tiles but Di Lorenzo have quoted $107 (Tile) + $97.5 (laying) and $18.5 (offset). This seems ridiculous when comparing to places like CTM.

If so , has anyone gotten any credit and are there any things to ask Eden Brae to prepare like skirting, kitchen kick boards and etc.

Did you have to specify a finished floor level for stairs and recessed tracks etc. Did you have any issues with your tiler cutting around the island bench and kitchen cabinetry?

Apparently Eden Brae no longer use general staircase for their stairs. Has anyone had experience dealing with the new company (not sure of the name), we are a little worried as the selection is through photos.
