We have extremely reactive soil at our site and the footing cost should be almost 1100mm deep. So we need bit more accurate costing for the footing to start with than the sugar coated ones we were told by many other builders. May I know how deep is your footing and how much was the cost of the footing they calculated? Oh wow! Our soil is H1-D, and I think we have 200mm footings - though the whole soil report went way over my head! Our original estimate was 25k Sorry to jump in on your thread. Our soil report came in with H2-D2. Our allowance was $30k on top of what they allow. After engineers report it came back over $56k on top of what the builders allow. If you have gum trees on the verge or on your block, be mindful that this will increase footings costs. Monkey55 - love your colour choices! Our footings have just come in a lot over our allowance so am trying to find out if we're going to be looking at more cost increases along the way during selections. Cheers External: Monument roof, gutter and window frames Dune Fascia and downpipes Austral Praline brick with Brighton Lite mortar, rolled joints Beige something for external doors and rendered pillar White something for eaves Timber look panel doors (Price dependent) with Monument as the backup choice. Hi LeCorbusier We are also building with Format and have a similar figure for site works and footings. Told they need to be 1200 deep. Are you building on a sloping site? We have a combination of slight slope, some trees and also the most reactive class of soil. I fpund our sales guy (Ian at Virginia) very open amd honest when it came to inclusions. The external is all standard, except we have to have panel lift garage doors, and the timber look garage doors was a few hundred more. We went with standard door but spent a few hundred for a bigger size and stain instead of paint. Sanitary ware, taps, doors etc all standard. Spent a splash extra on a feature tile and the splashback, and a few k extra on joinery in the kitcjen and walk in. We have built in some generous allowances however the increase to footings allowance makes me nervous that it will happen in more areas that we are anticipating. Thanks for your advice - I've heard good things about the quality of standard inclusions. I put in quite large allocations (sometimes double what they initially suggested), but as I'm finding it doesn't mean much if the unit pricing is huge. I have the usual stuff concreting, carpets/tiles, storm water, heating/cooling as allocations etc, but after receiving a few surprising quotes for things, I've had to remove them and unfortunately come up with many tens of thousands post build to finish it off (bank won't pay for things done post handover). So far I've taken heating/cooling and concreting out, as the heating/cooling offering wasn't what I was after (what they did offer seemed reasonable pricewise) but the mark-up on concreting seemed excessive, as they were offering plain concrete for top shelf aggregate pricing. It worries me that when I get to selecting carpeting/tiles (which have very generous allocations for) I'll be offered bottom shelf items. Edit: I should say that for everything they otherwise quote on (e.g. alterations and the like), the pricing has been fine and sometimes surprisingly little. Its just the items they are obviously getting third parties to come in and complete that seem a tad expensive. Had a meeting on site to discuss tiles last week and got a good look inside.
