Browse Forums Building A New House 1 Jan 16, 2019 10:59 am Hello all, We are commencing a new home build in Northern Victoria on 1600m2 of flat land. The house will be used for entertaining guests quite often (up to 30 at a time) hence the large dining/living areas. We have sprayed an outline of the full house plan on the block and are quite happy with the sizing of everything. Still at design development stage and quoting stage with the builders (most likely GJ Gardner), so working thru any changes before progressing to the next stage. Glad of any thoughts and comments from members who have built larger homes before. My only thoughts in regards to kitchen is to run the bench directly into pantry, have pantry sink at window, and no sliding door, we currently have a door on our WIP and its always opened, so we are building a walk through... Amazing, great size rooms, standard is about 3*3 so urs are a lot more then then the basic, all those rooms will feel like master bedrooms. A lot of bathrooms, u might have to hire a cleaner, ha Ha How many square metres? We r going to start our acreage single story building next month , 437 sq.m. its huge! We currently have 3.8x3.8 bedrooms in our house and the extra room makes a big difference to the feel of the room. Living area is 445m2, total under roof is 551m2. Re your heating and cooling costs, perhaps include a couple of internal doors in the passageways. Otherwise you lose a lot of warm/cool air unnecessarily and will help to more efficiently zone the house when some rooms are unoccupied. Will also help to abate noise from the living areas to the bedrooms. We did this and never regretted it. Other suggestion is to have a normal door into the study and then install double doors into your formal lounge. Your current plan has it the other way around. A home's orientation plays a huge part in making a house comfortable, & lowering energy bills. A north facing living area will be light & bright, & warm in winter. On acreage, you have a great opportunity to get the orientation of your home right.
