Building with Porter Davis

Hi, I'm planning on building a house on a block in Romsey in about 6 months or so and was wondering whether anyone has had any experience they'd like to share building with Porter Davis?

I'm currently building in Romsey with Porter Davis. Our house is about 4-5 weeks from completion (fingers crossed)

We are also about to start building in Romsey (not with Porter Davis). Are you building in Lomandra or Ascot Rise?

Lomandra, took a look at Ascot rise but didn't like it as much.

We loved Lomandra too. The facilities are alot better, along with the gardens, parks etc. We bought in Ascot Rise as we got a heavily reduced block. I think the prices have now gone back up and are inline with Lomandra now. Really not worth buying in Ascot Rise when the price is the same as Lomandra though.

Yeah, the real estate agents were very slow to get back to us with Ascot rise and that annoyed us also. They couldn't tell us if the development would have NBN fibre to the premises like lomandra does. This is a huge bonus for anyone that likes fast internet.

But I'm glad you got a good price on your block, have you started building yet?

Haha, yes the agents are shocking. We have a friend trying to buy a block. They haven't had a return call in 2 months.

We start building in under 10 weeks now. We are at the final stages of waiting for finance approval and developer approval etc.

Definately a stressful, yet exciting time.

Hi all, My tender appointment with PD is scheduled for 3rd week of May. But I'm told selection appointment ( colour choices, electrical etc) follow the tender after few weeks. Not sure if this is normal or why only PD does the building process this way. Any of you have gone through this sequence of building process?

It is normally the other way around, I'm not sure how they could do tender before WoS because the tender presenter wouldn't have any idea about how much extra you will have chosen at Wos? I'd check with your building co-ordinator that they haven't made a mistake.

Yes they have flipped the procedure of purchase. Tender is now before WOS for all new customers.

Yes. It appears the process has changed very recently and I'm wondering how PD will handle the actual costs when selections are completed. Will that be a series of variations to the contract? If it is, there shouldnt be any costs other than actual cost of the items. But I'll follow up next week and post how it went.

After contract is signed they do PCV's 'post contract variations' and once you go to site they do BCV's.

Prior to that I presume they just charge you a percentage of the current total at tender and remaining to make it to 5% of total at contract.

3% at the tender minus the initial deposit and top up to 5% when final contract is signed. At least that's how I understood it. Appears PD is making sure customer does not leave after selections, by charging 3% beforehand.

But my question is mainly about PCVs after tender once I go through selections . It is not justified if such PCVs come with some form of penalties.

It's only a PCV after contract. Hence post contract variation. Prior to that we emailed our building coordinator our requested changes. There shouldn't be any penalties for your WOS selections.

Porter Davis have colour selection at their World of Style Showroom (can spread over two days if building double story) and then the contract is weeks later in their head office which can be a few hours long as well.

Confired with WoS. At the tender we'll finalize all structural issues and PD will charge 1500/= if we do any structural changes after that. Then comes the colour selections and we have 48hrs to change the selections, otherwise 500/= if we change any finishing.

We are building with Porter Davis in Lomandra. We are stage 4 and have just gone to site. Our experience with sales was fantastic (TS on site at Lomandra). We are building the Hillside so we were able to walk around the display and add all our upgrades on to the sales quote. The Sales consultant gave a lot of great advice too.

Once the file is handed to head office it has been a bit of a joke. In my experience they struggle to retain their BC staff. I'm so glad we have moved to construction. Just make sure you look carefully at your plans and the contract and keep on top of it.

I have heard good things about the quality if a Porter Davis builds from some builder friends so I hope the pain of tender and contracts is going to be worth it.
