There’s 1 more stage to go. Poor workmanship on Frame Stage – some noggins are not tight – there were gaps between noggins and studs. The way they rectified it was design to save $$$ for Nostra Homes. Instead of replacing, they inserted pieces of wood to fill in the gaps, nailed it, causing small cracks on the studs. I recently inspected my house, and there are also hairline cracks on concrete of the Alfresco, which is not rectifiable according to the contract. I've chosen Classic 5 façade worth$3k. I came up with my own floor plan, and had to pay $800 for it. Are you on the construction phase yet? Re: Nostra Homes 22Jan 07, 2016 7:49 am Hmm..my construction will start in a month i guess. Have you engaged any private inspection during the stages of the construction. My plan is to engage someone externally so these can be identiified and resolved at every stage. Their range is very minimal and most of the builders range is not available for display and all they have is upgrade models for display. I went on upgrading spree. I have engaged an Independent inspector for all stages of construction. In my opinion Lock-up Stage & Fixing Stage are not worth it because what has to be done on those 2 stages, are going to be done to have the house complete. Just bought my first block and Nostra have been one of the builders I preferred (homebuyers was the other) however Nostra's products and standards were nicer than most other builders. Just wanted to know if anyone else has finished their home with Nostra and if they experienced any major issues, delays? Also did anyone have confusion around the contract / sale quotation when it came to fixed site costs, in particular rock removal? They reckon its fixed, however my sales quote doesn't mention rock.. Any advice is greatly appreciated!!! Re: Nostra Homes 26May 22, 2016 5:14 pm Hi Voss - to be honest i thought the same thing about the fixed rock and flagged it - they put it in writing for me, you hear so many stories about fixed site costs then get a bill! However we did end up hitting a heap of rock and did not get charged which was good as they evidently kept there word! quality - good customer service - good aftercare - had to chase them up a few times but again they kept there word and came back to fix everything. goodluck! I'm finding a lot of other builders fix their costs, whereas Nostra have "this is a quotation only" reference on my sales quote, which contradicts the 'fixed cost' How did you go at colour selection and upgrades? Did you find their products to have a wide range of did you need to upgrade? I guess that's where your price can go up by a lot! Re: Nostra Homes 28May 22, 2016 8:20 pm No probz - haha i questioned the same thing on my sales quotation - i cant comment for your one but when i flagged it, they did change it for me and said it wont be like that on the contract, but i would recommend to confirm 100percent. i dealt with celeste. I did the colours after the contract signing, and i was not to fussed as i was only living in the home for 2 years approx then keep as a rental. But i must say, the reason i went with them is floor coverings, higher ceilings, stone, 900mm blanco appliances were all std, where i found many other builders you had to pay extra for it. (not sure if they still have the same inclusions but!). Also they upgrade there slabs compared to others (well thats what my friend said thats an engineer!) goodluck. you should be fine, they have been around for a while and seem honest. Just one other question - was their pre construction time and build time slow? They e only been around 10 years actually. Re: Nostra Homes 30May 22, 2016 10:33 pm We built the la trobe 27 - took 6 months approx - they did take 4 months to start, but that was a delay with our land settlement - the only thing i would say - is pay extra for dbl glaze windows, in our old home we had it and it made a big difference! we did not want to spend the extra money, and nostra were quite expensive, we did have many windows but. i take it you are talking to celeste to? No I spoke to Celeste initially, she is so helpful. Unfortunately I didn't have that customer service experience with other people there. Land nearly always gets delayed, but I would hope they'd be ready to start as soon as they need to. I'm looking at the Nelson 22, very nice plan. But right now I'm not signing because my land doesn't title until Jan next year and they won't give me subject to finance in my contract so I don't want to risk it! Guys who ever wants to build with them get a private inspection engaged. Also their upgrade costs are way too expensive when compared with other builders... for example their category-3 bricks cost an additional $3000 where as it would be less than $1000 with other builders. The same applies with tiles and carpet. Their standards range is very outdated and most of them may not like it. Re: Nostra Homes 33Jun 21, 2016 10:24 pm Do NOT go with these builders! Scammers, liars and most of all, rip off! I cancelled with them. yee I've heard their range is very outdated and upgrades are a rip off in price. We had really bad experiences with them on all fronts, contract stage was the hardest as they advertised 'fixed costs' yet wouldn't specify that in the contract. I had to escalate the matter furiously before it was even considered, my solicitor urged us to keep away also as they wouldn't grant Subject to finance. Quite poor when all other builders offer this is as standard !! @sandm, I would recommend Metricon, friends of ours just finished building with them and love the finished product. Only issues they had were the paint work, some patches were clearly forgotten about on the 3rd coat. Other that that they had nothing bad to say. Re: Nostra Homes 37Jun 24, 2017 6:39 am I am currently building with nostra and at fixing stage (walls are up) It's been very stressful with staff changing on me during the process. The quality is not good. We ended up paying our own inspectors this in the end sets us out of pocket close to $3000 just to pick up all the faults and fix them. An example is our first report from nostra inspector was 2 pages. Our inspectors was 36 pages. And we still have items outstanding from the first report. This is months on. There is no pride in workmanship. it's suppose to be a great experience and I can honestly say it's been far from that. Don't get me wrong I've had good moments with staff at nostra but ultimately they bring in contractors. And some of them are crap Re: Nostra Homes 38Jun 24, 2017 1:15 pm Yep, I feel your pain! In the end I think I'll just go owner-builder, I have plenty of reliable contacts who can coach me through the process and I'll be saving a tone of $$! Only downside is I have the headache of ensuring everything goes accordingly - but I tell you I rather that than trusting a bloody money theiving volume builder who will f me around anyways! I hope you don't encounter too many more issues with your build Jessica. It's to disheartening to know that businesses treat things like this the way they do - for most people this is their biggest investment and usually involves their life savings! All the best Hun!
