My brother and I are building a house together and have decided to go with DFH - we were originally interested in the Harvard, then went to the Princeton (which was going to be a little to exxy) and have now settled on the Columbia. I am not sure how much info you have got from DFH (who have been just wonderful in my opinion) - but just some little extras we have been told about the Aspirations range. - they are versions of their most popular floor plans - the Harvard is the Hartley floorplan, Princeton is the Elmhurst and Columbia is the Beaufort. - there have been a number of things removed from the Aspirations range to make it more affordable - things such as overhead cupboards in the kitchen, internal garage door, fly screens, and assorted fittings. (admittedly they are not overly expensive to put back in - we have been able to..) - There is only one TV point included in the price - we have asked that there be TV points put into all bedrooms and the lounge rooms. - Your alfresco only includes the roof line - you will still need to put in concrete/pavers/timber to complete it. I may be telling you stuff you already know, but if not, it might be worth adding in these potential changes/additions into your costings. Our land doesn't settle till July, and we are currently waiting for our contract to be written up but I can't recommend their service highly enough!! Their finance people have also been amazing.... Thanks so much for your input. Can I ask how much does it cost to put in an extra TV point? I never thought of putting an extra TV point but I think its quite useful to have an extra TV point. I am also aware about the the alfresco doesnt have any flooring. But our budget is kind of tight now, so probably we will leave it for the time being. So far my dealing with DFH is also been great. the sales consultant has been really helpful and always answers my questions patiently. =) Can I ask which area in VIC u are building? Also, the finance people? u mean DFH's mortgage broker? I am aware that they have mortgage broker. Hi D@n, Thanks for the suggestions. Yes currently at the moment I am still deciding on whether to move the laundry down. I am going to talk to the builder on Friday to find out any costs associated with moving the laundry. Blue Circle: Door to minor bedrooms. If you put it after the loo it means visitors have no reason to be in the area where children might be sleeping. Or otherwise put it before the loo/bathroom Red Circles. A door in one of these 2 places. That way a visitor at the front door doesn't see right through your house. It also means you have more control for zoning for heating and cooling and noise . Depending on the door width this could be a single door or a double. We added a door in our last house well after build to close off the front passageway ( after the lounge) from our main living/family area. Great idea. BUT it was expensive doing it afterwards. The bonus we got was that because the door frame wasn't there we had to have a section added above the door. So we opted for a frosted glassed area. This added additional light to the passageway which was lovely. It made the door a feature ( we went for a glass insert type internal door) and the glass panels helped stop the passageway from looking too short and claustrophobic.
