Stockland sometimes want the contract back within 14 days but your conveyancer should ask them for 21 days instead which they have agreed to for my clients And... could I ask you a question? Stage 28 is going to be some time away for registration there is really no point trying to get pre-approval as it only last for three months. In addition every time you go for pre-approval the bank will need to access your credit file which is viewable by other credit providers. It does more damage than good. I think my broker doesn't understand time frame properly as she wants to do a valuation report and get unconditional approval before I sign contract (which has no cooling off period) and if unfinancial when settlement arrives the vendor can keep the 5% deposit? I'm confused what to do Stockland Elara at Marsden Park 2287Apr 28, 2017 1:26 am @Scott m: I don't think you need a pre-approval to exchange contracts however some conveyancers would prefer that you have it so at least that gives you some comfort that you will be able to secure finance at the time of settlement. I would also suggest that you pass on to your conveyancer the advice wongbruce has provided (requesting for 21 days instead of 14). I'm confused what to do You should already have that 5% in your account already. Unless you are drawing equity from another property. I don't think your broker knows what they are doing. If you went to any of the big four they will tell you it's simply too early to go pre-approval for this loan as the approval only last for three months. I bought a off the plan block of land in Kellyville and we had the 5% cash deposit already. Our bank Westpac and Commonwealth told us its way too early for pre-approval. They told us to come back to them about two months before land registration. Just wondering - Does Blackbutt from Austral's Wilderness Range fall under the Black Brick Category?? I've noted that this was mentioned previously and someone has built in Elara with Blackbutt Bricks but i just want to make sure? Any advice would be amazing! Thanks, Re: Stockland Elara at Marsden Park 2291Apr 28, 2017 9:37 am Thanks Kaycee ! Looking at the brick itself - it seems to be a very dark brown rather than a pure black but I just want to make sure as i'd hate for my bricks to be rejected :/ Does anyone know who best to contact at Stockland for design guideline queries? Re: Stockland Elara at Marsden Park 2293Apr 28, 2017 1:10 pm @Portofino88: Try sending your query to design@stockland.com.au and state that you are aware that the Austral Blackbutt brick has been used by a number of houses at Elara.
