We're still waiting on our kitchen quote but everything added up pretty quick once you start adding all the little extras - soft close drawers and cupboards, extra pot drawers, Riven or Nuance finishes to laminate cupboard, hidden bin in cupboard, extra cabinetry in pantry/butlers pantry. Caesarstone upgrades and/or waterfall ends will bump the price pretty quickly too. We got told at our appointment that if we put in pot drawers but didn't add the soft close to them then they can't hold much weight and don't open all the way out - so essentially it's pointless getting pot drawers without the soft close mechanisms too. The standard range of choices for the poly cupboards and handles are pretty good. Extra double power point or bayonet light fitting are $58 each. $130 per downlight, $120 for double outdoor power point, $140 for a cat6 network point, $412 for a TV antenna, $190 for an external up/down light. We plan to put fans with lights in all the bedrooms except the master - if we do them through wisdom that will be nearly $1500 just for the 3 bedrooms, or $600 just for provisions to install then we still have to buy our own and get an electrician in to fit it all after. Other things we put provisions in for were air con (it's about $6k to step up to the next AC unit that can have more than 2 zones and is more power efficient), colours upgrades (additional paint colours, wood look garage door, tapware changes), landscaping (we only plan to do a driveway and letterbox with Wisdom, but we expect it to cost about $4-5K on top of the voucher they give). We had our first tender, but we ended up with some changes and awaiting second and final tender. I understand my electrical PA is less and may be i will put more from my staircase into electrical and Kitchen and go for simple stairs. Wisdom has shared with me the stairs and other pdfs via usb.But stairs one was not very clear to me. Like I only want basic wooden stairs and not carpeted one. and wanted to understand how much i should be looking towards it. so if we go for Raven look polyurethane its a upgrade? I was not aware of it. We spent $7000 on wet area tiling upgrades with a few walls full height tiles that weren't in tender but mostly because I chose more expensive tiles Do you want waterfall ends on your kitchen bench? If not, your budget there will probably be fine. Add $3kish if you want a laundry fit out and another $3k if you want waterfall ends. Your electrical budget is not enough. I'd allow at least $6k here. We spent $9000 with about $2000 to spend after handover (in a 40 square house). Landscaping is also low, you will need a few thousand for your driveway even after the $5000 Wisdom give you. Fencing. Privacy glass in bathrooms. Fly screens and screen doors. NBN. Wiring for speakers in ceilings or home security cameras. If you want a rainforest showerhead that's $800. Also you may want to upgrade your aircon. We upgraded main door to 2340*1020 Our plan is for a wood look glazed porcelain tile which would be $(45+ 40)-$25/ m2 With that we think it will be $5280 for main floor. So we may still have something for underlay We are planning to stick too included wet area tile. We have another $2000 included for wet areas to fully tile 2 walls. Privacy glasses tint we have included, i forgot to mention As for Kitchen I guess we have to be happy without the waterfall if thats the case:) Now when you explain, I think we have put 10000 for stairs and that we may end up sharing with electrical. Just with the landscaping, I haven't seen Wisdom quote less than about $8k for driveway, so you'd use at least half your budget for that, but could be plenty more depending on your block. We had a 35square house and the quote was about $8000 Definitely add more to your electrical! We did very basic fit out and spent $4000. Kitchen PA is definitely tight. Integrated bin is about $800 alone. Landscaping will be ok for driveway and maybe a small path but not much more.
