Browse Forums Building A New House Re: Building with Bellriver Homes 15Apr 18, 2017 5:38 pm hey there i am building with Bellriver, did you purchase a House & Land package? i will be going for tender presentation soon and they are telling us to sign the building contract before the land contract, is this common practice? from what i have read, normally the land contract is signed together with the solicitor prior to acceptance of the tender and signing the building contract. We did sign our land contract with our solicitor and then the tender and contract with Bellriver. I'm not too sure how house and land packages work. Sorry! I'd reconsider your decision to build with them if you are going off the promise that your house will be complete in 10 or less months as we were. Happy to answer any questions you may have! We went to them in July 2016 and signed the tender, our land was registered in September and they told us if we signed the contract our house would be put to the top of the list but nothing happened until the start of this month. Communication was horrible and they just don't care really. We always had everything signed and back to them within the day, so the delay was nothing to do with us. Our plans were always wrong, variations were wrong, they still even spell my name wrong on everything. In saying that, since the build has started it has moved along quite quickly. The frames started to go up yesterday which was great to see. I wouldn't build with them again at this point but I feel like there is a good chance the same thing could have easily happened with another builder. You hear good and bad stories about every builder, it's just your luck really. Bell rivers inclusions were great - though we did still need to upgrade a lot after they told us we wouldn't - and I love how high quality their display homes are so there's still hope for us. I am just hoping it all goes smoothly from now on. If you have any other questions, don't hesitate to ask. Thanks for the information, I was surprised seeing this comment because this is the exactly scenario which we are also undergoing. Actually in our scenario we haven't signed tender and contract yet. As you mentioned the tender has gone multiple iterations and floor plan has gone multiple iteration and to mention even our names were spelt wrong in their tender documents. They don't get the design right and the Bellriver draft team is the worst team. So I would like to check with you, your land got registered in September but the construction started in May so did the design finalisation and council approval took so long. Did they submit the design to council immediately after finalising or did they take time? Was your tender valid when the construction started because you had signed it in July 2016 but started construction in May 2017? 0 2379 I would never build with Fowler homes.
