Few houses that got sold on Elara Boulevard few months back were advertise with asking price of 1.1 million. Those were 450 sq mtr blocks with anything betweeen 32-35sq's of build.

Try following your gut feel. Ask the agents like Urban Land and Housing how much they think your property can be sold quickly at a fair price.

New Bus Route-757 starting from 20-Nov-2016

The new section of the route will extend further north on Richmond Road (from Garfield Road West) and turn left on Elara Boulevard into Elara Estate. This route change will operate Monday to Saturday.

We are near completion of our build. I have been pretty happy with Elderton. Great on price and build is on schedule.

Hi... could anyone please shed some light in regards to zero lot boundary....my neighbouring lot has a zero lot boundary which means the owner of that lot can build their garage wall up to the boundary and the garage wall will act as a fence and the side fence will start at the back of their garage.

Now my question is since I have a 0.9m easement for maintenance due to zero lot next door, am I allowed to install a gate between their garage wall and my house? I definitely dont want to leave it without a gate due to security issues...

@1st home builder: Most likely not a gate but a fence enclosure which is also attached to your neighbour's garage. I'll get a pic when I see one.

As I know the maintenance easement should be always accessible, so NO gate at the front. But you may have the gate where the easement ends. Apparently, the easement passage keeps outside of your fence. why do you reckon it's an issue of privacy? Do you have any access door to your home along the easement area?

I have a question re zero lot too. Do you know if your neighbor can build the first floor wall too along the zero lot boundary (may be without any window in that wall)? Or, only up to ground floor allowed? Or is more particularly only the garage wall allowed? One of our friends who just bought a zero lot in Elara, was having this questions for me which I was not very sure of. You may help with these queries.

CONGRATULATIONS! We are very pleased to announce that Stage 13 where your lot is located, has been lodged with the Land and Property Information Authority (LPI). The LPI is the final authority required to secure registration of your property.

It is anticipated that subdivision plans will register in approximately 2-4 weeks and settlement of your property is required within 14 days of notification of registration. Should you not be in a position to settle on your block of land within the 14 day period from notification of registration, please contact your legal representative to discuss the process in further detail.

For valuations, please let your valuer know they may visit the Elara Sales & Information Centre weekdays between 10am - 5pm. No appointment is necessary.

As far as I know they can only build their garage on the boundary line and nothing else.

I went to Elara and saw some houses built on zero lot and it looks like it is allowed to build a gate on the easement section. To be honest it is a great relief for me.

Hi any one knows about yesterday's land release and pricing information!!!

Building a double story is roughly costing up to 315000+356200(stage 24 land price280msq)
And about $1000 stamp duty as I am first home buyer. Total $672200 for a 280 msq.
And elara is really 3.5km distance to marsden park retail market and 3.5 km to riverston station.
Nothing is really walkable. It's really stressful.

Hi all, I'm new to Elara forum, but I have been reading conversations on this forum for a while. Just wanted your feed back on stage 16 registration. Elara sales people advised the registration will be in May 2017. Please let me know if any one has contact details of commbank finance broker, that would be great. Thanks in advance.
