So long as you have good roof cavity space above the spots you want the downlights they will be fine to do after handover if you are looking to save money. Not sure why you think they will only use halogens... Also, it's not always going to be a simple case of piggy backing off a power point on the other side of the wall. There is a maximum number of socket outlets that you are allowed per circuit. So you may find yourself having to install a new circuit and cabling if you exceed the permissible number of outlets. At $55 for a double power point, just get MJH to do all the power points you want. You will not save any considerable amount of money doing this after handover. Where you will make the savings is doing down lights, ceiling fans, fan heaters in bathrooms, etc after handover. We had decided to have quite a few power points back to back so will cut out some and get done after handover. I don't have much imagination so went back to the Bronte display home last week to try and picture future furniture placements and get the best position for power points and light switches. I've read that it's harder to do data points after handover-is this something we should be considering MJH doing? Power Points
I Have 16 10amp double power points my standard inclusions were 16 @ $55 total cost $880 + I added an extra 8 which was an additional $440. I will be adding an additional 10 power points which will all be off the back of previous sockets so that I can have 2 double power points per bedroom plus 2 in hallways and laundry etc so I saved $550 which I think is considerable. Standards aside there really isn't a limit as to how many power points you can have per circuit it just depends on the load, if the load is too much it will trip the breaker. Things like the fridge & Oven, Air-con etc will have dedicated circuits. Most houses will have 2 GPO circuits which the average person would never overload. We got our keys on 21 Oct 2016. Our contract advised of 26 Sept 2016 completion date. Anyway, we got email by MDJH dated 26 Sept 2016 with letter from private certifier for items required for Interim Occupation Certificate (IOC). And I would assume they would have received that letter on an earlier date. On the list are simple items that would've been provided by their contractors after they have completed their works that took place early on the build e.g. plumbers drainage diagram, plumbing and drainage certificates It's been over 5 weeks now since that email with the list and still no IOC. And a certificate from their plumber is what is holding it up. Well at least that's what they are saying. So now, we are about to claim on delays caused by MDJH and wouldn't mind reporting this to the Tribunal. We have keys to a house that we can't move into!!! Any advice on this matter will be much appreciated. So they are telling the same story. But point is, how much time does a plumber need to provide that certification given that the job was done months ago. Either MJH can't be bothered following it up or there is something wrong with the works that was done. Main structural changes are as follows: * We chose the Contemporary Facade but deleted the brick stacks * Deleted the office cut out *2.7m ceiling and increased the height of doors and windows *Coffered ceilings in the entry and family/living rooms *Extended the alfresco grande out over the children's activity area *Sliding cavity door between kitchen and Butler's pantry *Sliding cavity door to ensuite *Mirror reversed the recess in the children's activity to be in the family room. Nib wall to remain between the 2 recesses *Changed to an aluminium sliding window in ensuite and bathroom that is at head height Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ *2 hung doors between children's activities/dining instead of square set opening *Extended the width of the garage by 1m, extended the length of the single garage side by 0.5m, and extended the length of the double garage side by 1m. *We are also upgrading the size of the garage doors to 3200mm and 5040mm wide and this needed to be taken into consideration at plan stage *At our plan appointment we added reinforcement to the walls where TV's will be hung and an outdoor tap near the garage. We too went 2 pak for the kitchen and colour matched to polar white but we also colour matched to a grey as well for some of the cupboards. We have the white shimmer benchtops in the kitchen also with the 20mm waterfall ends. We also went Winter Ice for the internal wall colour. Look forward to seeing it all come together for you.
