Browse Forums Building A New House 1 Aug 21, 2016 9:43 pm Hi everyone! We are long time lurkers of the site and its finally time to start our own thread (Yay!) My partner Josh and I (Kristee), decided to purchase a 400m2 block of land in North Harbour estate, Burpengary in North Brisbane back in May, which is due to be registered sometime this week coming (fingers crossed and toes crossed), and after spending many many hours looking through display homes we decided Coral would be the best fit for us. We were tossing up between the Noosa 20, and Noosa 23 but decided on the 20 with the Mornington facade in the end, as we want space in the back yard for a pool in future (also money was a bit tight after spending more than what we originally planned on the land). The floor plan was pretty much perfect for us already, we only made a few minor changes: Increase roof height to 2550mm Block off cut out in Lounge wall Add cavity sliding doors to Lounge Remove feature recess in hallway Add 150mm bulk head to entire kitchen 3 stacker door to master in lieu of standard Extended alfresco slab to eaves (and include tiling) Shower recess in bathroom and ensuite Render to remainder of the house (bagged and painted or rendered was in our covenant) Decreased window size in bedroom 2 Decreased window size in Lounge Promotions we took advantage off: Increase roof height $1999 Designer style upgrade package $1999 New home sensation promotion (tiles and carpet throughout) $1999 Here is the updated floor plan: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Here is our electrical plan (had a $2000 allowance, and went over by $443 but we got everything we wanted so we are happy with this, total electrical $6406.76) - We are supplying our own lighting and fans Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Timeline so far: Signed land contract - 15/05/2016 Signed Coral tender and paid first deposit - 15/05/2016 Signed Coral contract - 02/06/2016 (chose express to contract) Finance approved - 22/07/2016 Paid remaining 5% deposit - 25/07/2016 Clipsal appointment - 09/08/2016 My Choice appointment - 11/08/2016 National tiles final appointment - 12/08/2016 (We decided to go with National tiles as I found their range better and our consultant at the Fortitude Valley show room was so helpful!) We are still waiting on the variation list to come through from our colours appointment, so once we have the prices I will update the thread with what we went with and also our tile choices (all black , white and grey though, inside and out!) Hi welcome! We are building a Noosa 29 in the capestone estate What is an express contract? We aren't at that stage Just yet Re: Noosa 20 - North Habour 5Aug 22, 2016 6:34 pm caitnkase Hi welcome! We are building a Noosa 29 in the capestone estate What is an express contract? We aren't at that stage Just yet Thank you ! Very nice, I love the Noosa 29! With express to contract we just accepted the fixed site costs Coral put into the new home tender instead of waiting for soil tests to be done and then getting the proper site costs (which could have come in more or less than what is in the original tender) Re: Noosa 20 - North Habour 6Aug 22, 2016 7:11 pm Re: Noosa 20 - North Habour 7Dec 15, 2016 1:50 pm Hey, I'm building in North Harbour too! Just wondering how your build is going? Re: Noosa 20 - North Habour 8Dec 15, 2016 1:55 pm Hi Scubabe! That's awesome! What stage did you buy in? They are cutting the block on Dec 19th, (hoping it won't be raining). It took us a long time to finalize all of the build paperwork haha Re: Noosa 20 - North Habour 9Dec 15, 2016 2:03 pm Oh wow how incredibly exciting for you!!!!! I bought.... Hmmmmm... I had to go look it up! haha. Stage 9. Land isn't registered yet. I'm going up for a stickybeak on the weekend in the desperate hope that there's a road now. Last time I went up, about a month ago, it was all fenced off and earthmovers everywhere. Do you have any pics of your colour selections etc? Re: Noosa 20 - North Habour 10Dec 19, 2016 9:13 am Hi Kristee, Yay for cutting day? Or is it pouring? I'm at work and the skies look grey but I don't know what the weather's doing up there. I went for a drive up to visit the block yesterday and we're looking good - we might get to council in Jan for registration after all! Re: Noosa 20 - North Habour 11Dec 19, 2016 12:58 pm Sorry!! I was mid way through a reply and then forgot to post! We went out there Saturday, looks like the road is in? (If stage 9 is where I thought) , fingers crossed its for you! I had put all my colours into a post and it timed out I haven't got around to uploading it again , might try tonight Hopefully they are cutting it right now , the rain seems to be holding off although I'm about 30 mins drive so it could be raining up there, meant to meet the supervisor onsite at 4pm, exciting ? Re: Noosa 20 - North Habour 12Dec 19, 2016 1:58 pm Yep, that's us, Stage 9 with the new road, yay for meeting the SS this afternoon, please post some pics afterwards? You're the only other person with a blog on here about this estate so it'd be good to see your progress as you're about 2-3 months ahead of me - you will prob be moving in when my build starts Re: Noosa 20 - North Habour 13Dec 19, 2016 2:06 pm Nice! They seemed to have got that stage together really quick Will do! I am very surprised with the amount of houses going up in there that there aren't more posts Who are you building with? Re: Noosa 20 - North Habour 18Dec 23, 2016 8:40 pm Hi, will be watching your Noosa build as we are building a Noosa 26 and had our site cut Dec 13th so we may be at the same stage at the moment. Do u know when you slab is due to be done? Great selections, we are having the coal roof tiles too. Re: Noosa 20 - North Habour 19Dec 23, 2016 8:51 pm NicMac03 Hi, will be watching your Noosa build as we are building a Noosa 26 and had our site cut Dec 13th so we may be at the same stage at the moment. Do u know when you slab is due to be done? Great selections, we are having the coal roof tiles too. Hey! How exciting! We are booked for the slab on the 23rd Jan and they will be back on site on the 18th for drains (as long as there is no weather delay, feels like it's storming every day here in Brisbane lol) Has your SS given you dates for your slab? Re: Noosa 20 - North Habour 20Dec 23, 2016 9:00 pm Our ss said slab is due around the 13th Jan. We have been getting lots of storms too (we are at mid north coast NSW) but not too much rain. Very keen for progress so hoping things go to plan. Best of luck with your build The warning is on the sticker on the door too.
