Hi Tungfai, congratulations on your built! please correct me if i am wrong, i thought studio M selections go before final contract? Thanks

Hi HAL, in SA, we sign the final contract first then do electrical and colour selections. They will provide us a new price list which we have chosen to upgrade during Studio M selection. The final contract is more like securing all the structural item (ie walls, doors and windows etc).

Looking good! Seems like we have the same process up here in QLD. We just signed our final contact around 2 weeks ago, yet to do our selections at studio M yet. Will be interesting to see who's house completes first.

HURRAY!! Same process with us, however this process seems a bit weird and not secure though.
We are going to the Studio M selection this Thursday. Will follow your thread to see who gets the key first! Sounds like a competition!

Hello everyone, we have done the selections today. Not as intensive than we thought, quite a good and happy outcome overall. We still have to wait for M to get us back most pricing but the whole process and flow went really well. Credits to both our Studio M and Cabinetry consultants

They are very nice, positive and helpful.

Electrical is not that bad, had quite a few upgrades and additions, the pricing is reasonable, not as bad as other people say

We thought we will just do batten holders throughout the house and transform them to LED down lights afterwards in order to save some money, however we actually did all the LED down lights without any doubt. First reason, they will install the batten holders on the beam so they can't be replaced to be LED down lights afterwards. Secondly, the price is very reasonable.

Within the budget, we even installed the Security Alarm System and Video Intercom System.

Congrats Tungfai! I would like to ask whether you have the 3D geosite and do the colours of the external yourself prior to studio m? Are those colours in the app standard colours and don't incur extra charge? If not how do we know which colour is default/ standard ? Also there are different brands of colours and which brand do we choose for different externals eg gutters bricks cladding etc , thanks !

Hi HAL.

Unfortunately, M doesn't offer Geosite in SA for the moment. All the colours and plans have to be in your brain which is pretty bad.

After you signed the PE, you will be booked in for a Pre selection session which the Studio M consulatant will go through all the colours and range you can pick from your specification. If your consulatant doesn't say, you better ask.

We found out today you will only get one render colour and each extra colour will be an extra $270.

Roof, gutters and fasca are colourbond. Colourbond roof is an upgrade. We have two brick brands to choose from - PHG and Austrial Brick. I picked the later one.

Paints are all Dulux , no matter for external or internal.
M offers a pretty good range of colours so i didnt upgrade to other paint colour.

It also depends in your facade, like my Como facade, we get KDHW timber lining boards for some feature areas. ：)

Well done !! One more milestone achieved .. I had a similar experience with electricals, wasn't as much as I expected !! We are both tracking at a similar pace .. Our land titles in nov so we should be looking at a similar start I recon ..

Nice work! How much per led down light compared to light batten?

In SA, $115 per LED downlight, $120 per dimmer LED downlight, $99 per dimmer zone, $52 per batten holder. You will have full credit if you don't use the included batten holder.

We have our land title done in March so once we signed all the post contract variation, then approval from Concil, then we are ready to construct ：)

Our block is at the corner, the slope is a 4 meters drop. We got a rough quote from one of the company based on the engineer plan...retaining walls all around the house roughly 50k....gonna kill us...

It adds up doesn't it!!! I've been told to budget around $400 sqm but if taller might be more. Just waiting on final engineering.

Recent Updates:

Got our Building Consent granted on 12th Sep 2016, M advised will take around 10 working days for the Development Approval to approve. We went to the block this afternoon, saw a excavator on our block.

Guess what? M has started benching the land and get it ready for cut and dig next week.
No one contact us about the start of construction, we assumed the Development approval has gone through. Is it normal M will start construction without notification? We still don't know who is our Building support Coordinator and Site Manager.

Planning Approval granted on 9/9/2016
Building Consent granted on 12/9/2016
Development Approval granted on 16/9/2016? (maybe)

Someone dumped so much disgusting rubbish on the corner of our block!!! Old couch..old toys..old mattress......ill...wondering who will clean them up....ourselves or the council? :evil:

OMG all your approvals were so quick! I'm surprised they didn't tell you they were starting?!

That's awful about the rubbish

that is so much too! We had an old caravan cabinet dumped on ours. I had called the council to check about illegal dumping, but after waiting a few weeks they said no wouldn't collect it as on my land. I was going to organise a hard rubbish collection, but when went past my block someone had chucked it in a skip across the road!!! Kinda lucky, hope they owner didn't mind.

Yes, didnt take long at all. We couldn't believe everything has started so quickly.
We actually planned to spray the weed today...and couldn't believe our eyes.

I will question our CSC tomorrow about the start of construction.

Mitcham Council has taped around the rubbish and had some notices stated Illegal Dumping Site....Don't know if council will clear them up.

What stage are you in now? I hope you will get your approval soon as well.
