How much did you pay? Our builder told us that they would only provide a coloured driveway from the garage to the footpath, and we'd have to sort out the rest ourselves with a concreter. They said we would have to leave the footpath and have plain concrete from the footpath to the road. So in other words, our driveway will be two different colours. I heard we do not need them if we are going thru CDC, but my builder is saying its a developer requirement. Even if it is, I would say these plans maybe required down the track not at the beginning stages where building plans go for approval. Can I get some info on what people have experienced . I sent them the signed contract couple of weeks back and they are going through the motions - the approval will come it's just that I am losing time . I can make the 5% deposit needed at this stage on my own but had planned to get the bank to do it as first progress payment. How is it being done by others . Just for me to get an idea . I had not estimated the bank would take so much time else would have made the payment on my own at the start. Am chasing the bank but there's only so much one can do chasing. Do let me know how are most of you handling the first progress payment- on your own or thru the bank. Thx Hi, From my experience the: Builder- The builder asked us the pay the remainder of the 5% deposit prior to or on the day of signing the Tender Document (New Home contract). Bank- The bank used the 5% deposit as a partial deposit for our construction loan. We borrowed 80% on the land leaving the majority of our funds in offset for the construction. Bank will not release any of their portion of the construction until we have paid all of our contribution first. We are bankwest but i believe all or most of the banks are the same on this. They will not pay any funds in a construction loan until you pay the amount that you have said you will contribute first. If you are in the situation where you are borrowing 100% of the construction and you pay the deposit you will not get the deposit back untill the very end when they will deposit any unused funds into the account that you nominate. They will not reimburse you for the deposit before the end of construction. One for the Land at 80% (Principal and Interest) and a second loan 85% for the Construction (Interest Only while the house is being built to reduce repayments) and will merge the two after completion to 1 loan (Principal+Interest). Thx I also paid the 5% deposit using my own funds, the bank to fund the rest through progress payments. However, our builder would not put us on the construction list until they received an authority to commence letter from the bank, this is what caused me delays.
