If he is reasonably competent and not overloaded with overseeing to many builds, things should in theory go ok... after all these are project homes. Unfortunately ours has been a 14 month disaster that will come to an end next Friday. I think it also comes down to the home owner as well. Make sure the plans are right, make sure the paperwork is right and inspect the build. MrsJm is on the right track with ensuring everything is right, as the home owner you need to be in top of it. The SS also needs to be right as well however Defdaz and I had the same SS however it seems our build experiences were vastly different. I have no gripes over our build, 1 thing was missed but it was a 'want' not a 'need' item so we let it slide. Would I recommend Coral? Based on our experience then yes. Remember a happy customer will tell on average 2 people however a dissatisfied customer will tell 11 so I think in this thread the people having a a bad time overall are more vocal then those that aren't. My SS was, in very general terms, ok. He was never ever on my side and don't ever pretend that your SS is your friend. They most certainly aren't - all they want is to get the build finished. Your happiness is very low on their list of priorities. You are nothing but an obstacle to getting their bonus. For my build, the worst parts were with head office. Mistake after mistake and with a very very poor attitude. The number of ultimatums I received regarding issues I was fighting was incredible. Then, the final finish was disgusting but I was and still am too tired to fight it. If, like Gunna, you are practical, understand the build process, can be on hand day in day out, don't have too many issues with head office (i.e. the estimators and draftsmen) and get one of the decent SS then you might get a good build. That's a very very big if unfortunately. I spent over 300k with Coral Homes and was treated terribly, with terrible customer service and ultimately a badly finished property. I've had better experiences buying a pint of milk at Coles. Am I going to let people know how poorly I have been treated by Coral Homes? Of course I am. I'm embarrassed to have built with them. It's really tainted my appreciation for this house and what should have been an exciting part of my life was nothing but an exhausting, life-threatening ordeal. I cannot not recommend then enough. I will rejoice on the day Coral Homes go bust, even if my house is still under 'warranty' with them. Sometimes easements are unused and 24cm is not all that much. Good luck.
