When your build starts you will most likely visit the site more often. On site talk to the landscapers you chance upon and ask for their contact details and let them know that you will request for a quotation. It is very important to have a conservative estimate of the registration of your land in order to avoid unnecessary variations like the one below: "Provide extension to fixed price contract price expiry date of 136 days from previously noted December 1st 2015. The fixed price contract price will now expire April 15th 2016. Please note that is all items noted in Clauses 4, 5 and the Special Conditions of the contract are not received by April 15th 2016 in order for Clause 8 to apply and construction to commence, an additional increase of $1000 per month will be applied for every month construction is delayed thereafter. May I ask, has anyone of you have bldg plan in Elara approved by stockland with a 3m setback only at the rear? Our land is only 25 m deep. It would be a large cut if it will follow Stockland's guidelines of a total of 8.5 m setback in front and at the rear. Will very much appreciate your response. Thanks. Thank you. Hi Ladytwinklestar, Your site cost and basix depends on your builder. Some builder covers basix. Site cost will always depend on your lot. For ours we have provisioned around 18k including salinity and h class slab. Our block is pretty flat though. Registration is coming soon- June 2016 just as Stockland promised. We are now researching on the builders, home designs, materials, etc etc. Its going to be our first home building so trying to research and understand a lot. However, we own a property at the moment but it was bought off the plan from Mirvac. This forum seems to be very much helpful, specially as I found a few owners of the surrounding lots here, e.g. lot 1210, 1296. It will be great if we can share our knowledge and experience. I will try to have chats with you Kartick, may26. Did sydneypunjabi buy one finally? Kaycee your posts helped me immensely. Thanks a lot. Do you have a land in Elara?
