We'll be ready to start construction in a few wks, and I'm also curious to know what council require for occupancy cert! Hey lileegirl, We are pretty much building as is. We have made minor changes such as extending pantry and laundry linen, adding doors to home theatre, making master robe and ensuite separate and mostly just upgrades to certain things. There is a small amount of roof trusses to still go up, but they have done almost everything in one day! Even the windows and doors have been delivered today and put straight in - don't know if that's how it usually happens. Our windows are DUNE which is an unusual brown/grey colour and I am excited to see how it looks once bricking starts. As far as the floorboards go, I know someone asked a little while ago about floating floor and going off what we were told at Wetherill Park H.O. last year, Beechwood don't do floating floor, although they were happy to credit flooring and let us organise it if we so chose (But we didn't!). As has been said, it could have all changed.....just ask a different person to check on what you have been told. I think its easy enough to ask for variations to tender after your deposit. You just can't ask for them after your contract/colours appointment. After that appointment when final plans are done, they will charge you a $1000 variation fee. So I think you could still get the higher roof if you wanted. Try and get it as a freebie as suggested. Maybe push point that other builders seem to have that as their standard. Amanda, from what we were told by Beechwood, they put a markup on things like the driveway, terrazza tiling etc. Might work out cheaper to just get the name of the contracter and contact them direct. Is that what you meant anyway? To go through them direct. Braddy, we have a Vista 1 facade with Moroka to piers. We also upgraded to a single garage door. So its basically like a Seville (Moroka) or Seville 1 facade, but the portico at front is not as high up. Even with the door upgrade, we came out a bit cheaper, which was money spent on other things. I love those lights on the front pillars, but after doing electrical appointment we have gone with downlights on facade. The electrician is wiring the two columns separately to the others at front, so we can have them on as a feature if we chose. Nice touch, as I hadn't thought of that. Another thing I didn't mention was that with our floorplan we asked them to centre the front door on the porch. Its only a minor thing, but it is pushed to one side on the original plan. I like things to look even, and it would have bugged me personally to look at the door not centred every time I was standing there. We didn't upgrade our front door. I had intended getting a timber door, but as we needed Merbau reveal around front door for fire rating, the consultant at colours said they couldn't match the timber to the Merbau and talked us into painted. So thats fine, we are now having a Monument front door to match roof. Hopefully it looks good! Looks like some of the fascia and gutters were delivered at the same time as the windows and doors. Would that mean they are probably going to do the roof first, before starting to bricklay? I walked through my Moscato4GT today for the first time. I've been trying to visualise it having not had the opportunity to see any displays (only the guest version available to view). For anyone reading this and considering the moscato, I would say that it may be worthwhile reducing the size of the WIP so that the side wall runs in line with the outer edge of the benchtop or even the hallway wall. I know it's early days but I feel like it's too big and intrudes into the living area somewhat. Once I have something more substantial to take pictures of, I will. In other news, the bloody plumbers drove their excavator on the slab while digging out the trenches for the external drainage and chipped the edges of my garage slab!!! what the hell! I can live with them chipping parts that will ultimately be bricked over but the garage floor join to the driveway slab will be highly visible.
