Hi,

I am building Princeton 25 - Quick Start with Dennis Family Homes.

I will share my experience as I go through the different building stages.

Initial Deposit on 1 June 2015

Got the HIA contract on 27th June 2015

Signed the HIA contract with some variations on 4th July 2015

waiting for the fully signed contract from Dennis Family Homes.

So far we have had a good Sales Consultant who has kept us informed.

We have recently build with dennis family and very happy with the house. It was very smooth process and suburb services. It's good to see another dennis family client... I will follow your build now...

Ya it was short about 20k. So we ask to re- valuation and it was spot on.

Well, if you look around this forum you will know what to look out for during the building process. Goodluck and just keep your eyes open. There is always an option of engaging an independant private building inspector.

Any recommendations for a good independent inspector? And should I do all 5 stages?

That is your call. I found one here in Melbourne I am going to use for a prepour of slab. It is a forum member- Building Expert. I am unsure if I will have other stages privately inspected as yet.

How did you go with your valuation? my house came in 27k short. not sure what to do

I have not got my valuation yet. How much time did it take for getting the valuation back

17 july 2015 got my Valuation back. Short by 7K, but managable.

Hi mate looks same in my case.. I'm after building inspector since we both building in the same stage .. Worth keeping in touch I guess .!

Dennis seems to be bit slow with there construction start dates. Eight homes and mimosa have already started construction in stage 128 manor lakes. I have been told it will take another 2- 3 weeks to start construction.

Hi there,
Just reading your posts. What happens when your valuation is under?? Does that mean you have to make up the extra money?? We are building the Venetia 25 with DFH in Riverstone Doreen. Our land doesn't title until January next year though. We had our valuation done last week and it was spot on... thank goodness!

Good to hear valuation was spot on. And yeah if the valuation is under then you have to make up for the reminder. You may also be charged LMI if your LVR after valuation is more than 80% (meaning your deposit is less then 20%) ie you should have {20% of (value after valuation)} +{ the ammount it was under valued by}.
