If they agree to change for one buyer, then everyone will want to do all sorts of changes which will end up being a nightmare to Fraser in terms of construction...Best is to do the changes (if possible) after the handover is done... Yes, the average price at that time is about 40k to 80k lower than the recent release price. However, I am more concerned on the vacancy period as cash flow is more paramount important. I noted that those rental properties listed by Fraser have been sitting around for more than a month. Yes, Navman is right by saying that it is a jackpot to find a tenant to move in a construction site. On the other hand, I also believe that lack of promotion channel is another factor. Fraser does not have a good exposure of rental office in busy street like most RE. Renter can only find these rental properties online by searching Blacktown which is flooded with low rental properties. I would suggest those owners ( if they are you ) to switch agent and find one located in suburbs outside Blacktown with good exposure. However, Navman 1986 pointed out the reason people don't want to rent a Fairwater house is because of the whole thing being a construction site. In Bunya Estate Doonside, a brand new estate where all the homes are completed or close to completion and all facilities built, it is very hard to rent out a house. They sit on the market for months. Option 2: Sell your home now! Do you have any idea how many people would want to purchase a brand new townhouse nearing completion in a brand new estate? It would sell in a weekend, I've seen it happen before. Option 3: Rent out your home upon completion for a low range price. So, only left with 2 and 3 depending the property market at time of settlement. I also learn from Bernie that they have left with 7 lots unsold in last release. So, I believe the property price wouldn't be soared that much in the future release. You might still have chance to get one when price returns. Re: Fairwater in Blacktown by Australand 453Nov 14, 2015 10:56 pm Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Moved in our property last week and luckily all the issues we noted in the pre inspection which I had was acknowledged and fixed by Frasers Property Group. they re did the tiling in the kitchen, replaced a bench top which had a chip, and cleaned the garage floor. After we moved in we noticed a leaking sink and within an hour of letting them know someone came in and fixed it (just a lose screw). The landscaping is pretty good- you get most of the stuff u see in the display although with less mature plants in the backyard and from the kitchen window and minus a feature pot ...but all in all pretty happy - we added a few of our own feature pots and tall plants for a good view from the kitchen window. A tip about furniture if you are buying new... go for wood furniture similar to what they have in their display- we bought marble tables and they look alright...but a lot of the furniture that looked nice in our old house doesn't work as well in our new house because of the open natural feel - modern sleek wood furniture (scandinavian style) just fits better. Lets talk about post settlement meeting :- I was welcomed and greeted by Customer Relation Team and Property Supervisor who handed me a beautiful welcome pack which had keys and useful home information. It has all the suppliers details including paint colour code and warranty information for all the electronic items. Also, they had a surprise gift for us which i will keep secret so u get a pleasant surprise. Now I have living here for over a week and trust me it feels good inside the community, with the view from my balcony it feels kind of like a resort ... I have met all the neighbours and they are very nice and friendly people. Weekends are very quiet and peaceful but you do hear construction noise over the weekdays. Security guard currently patrols all the streets at night many times which is nice and feels safer (not sure if they will be here once all the construction is over). There are few things which might make you're life easy when you will move in :- NBN : We get live NBN on all the homes, all you need to do is provide the ACL (which is the serial number of the back of your NBN modem) to the company who you would like to register internet service with otherwise they are going to organise NBN technician (waiting period 3 weeks) to install NBN service on your premises ... just let them know that you already got Pre-Installed NBN service with your home. Also, it would be great to grab this detail on your pre-inspection date and make sure optical light is green in your modem. Hopefully this will make your life easy and you will have internet as soon as you will move in. Security Alarm & CCTV : Most of the buyers will look for alarm system but unfortunately we have very limited choice with them as we can't have the hard wired one because the house and roof structure. The only option would be getting wireless sensors for downstairs and everything hard wired up-stairs (which includes your Siren, Security Keypad, Controller). You will arm and disarm the alarm downstairs via wireless remote provided in the kit. Many contractor refused to put CCTV camera in our house simply because of the layout of the home and one send me very expensive quote. Lights & Data Points : House has really cool features just as light dimmer in the lounge room and retreat. It has perfect lighting for night time and data points thru the house is pretty amazing and specially if you watch Internet TV ... we connected our TV's and Netflix run very smooth.
