Long way off still but gives us time to save I guess, just down at Di Lorenzo browsing tiles etc I know it's a long way away but you try telling her that. She has expensive taste my hair is falling by the hundreds the longer she bowsers I had a good laugh reading your post mate. In our case we ended up spending a HEAP of extra money on tiles. In the end though they are really hard to change if you make a mistake so it's one area that I recommend you get the best you can. Deposit paid 3/9/14. Tender signed 3/10/14. Our plan has been in council for 2 weeks now. Wounding if it will take normal time -4 weeks. Hi Jayman1, That's something that can vary greatly...I purchased a H&L package from EBH, & with a promotion that was available at the time + fixed price contract, I didn't have to pay any extra for any of those items you've mentioned above. I have posted previously on what was included & what I did pay extra for (which was for the fancy bits), so I won't repeat it here, however from what I can gather from other previous post'ers, other builders do things very differently. But I am trying to know the people who have purchase land only and planning to build project home builder like metricon, Eden brae, rawson, wisdom and so on. Cheers Hi Andy, The sooner you choose a builder, the sooner you can lock in prices/promotions, but you will need to weigh this up against any costs involved with long delays till you can build (which can occur when the land hasn't registered & there will be some delay till that occurs, for instance) I looked at the costs involved to lock in the price when I signed, compared to the monthly costs to extend that locked in pricing if there were delays; compared contracts between builders (who provides what in their contract, & what are the additional costs they charge that are outside their contract eg: spoil removal: in contract or extra? Fixed price contract or bits and pieces are extra - and what are they? Etc)... I also looked at their sites: how well did they adhere to the epa/Workcover/safety on site? Did they include organising power to the site, or did I have to do that myself? Heaps of stuff, really, that needs looking at, but make a list and talk to lots of different builders (try and cut through the 'spin' & get the bones of what they do/don't offer & what their display houses are like; eg: a house that has bowed walls and uneven flooring is not a good sign in terms of build quality). Have a look at what you will need to upgrade to get the house/slab that is needed to suit the ground conditions. There's lots to look at in terms of who to build with, but I encourage you to wear your analytical hat whenever you go see a builder, & be logical with your process of decision-making All the best with it! This is one thing I had issues from day one with, had changed to slim line tank initially but after much thought changed it today to standard( couldn't justify the extra cost of $1500 on top of original) my land so small to place on either side of house and building Livingstone 23 only left one area out back behind laundry wall which I planned for aircon unit. Aircon now going to be done after hand over to see just how much room left over . Underground wasn't an option as too exp. The slimline wouldn't fit on the side, nor between the windows out the back. I didn't go an underground tank because I didn't want the repair bill if I had to dig it up (not to mention being a general disturbance to the neighbourhood if that happened!). My Foxley is surrounded by lots of livingstone's, & these neighbours have their round tanks positioned on the back side area opposite to the corner alfresco, set away from the house - which is very different from mine that's snuggled against the house. They seem to work well, though, from what I have seen. They seem to have been able to fit an aircon unit either on the back towards the alfresco (between the tank & alfresco), or on the side of the house adjacent to the tank - but I guess that depends on their block size..? It seems the livingstone outside a/c unit is a good size that doesn't seem too massive, either (I was a bit surprised when mine was installed - seems a little bit of overkill in the size department lol!). Thats so amazing. I dont think we're far behind. The lady who is looking after our house is new and still learning the ropes so shes been forgetting to submit forms so its taking extra time. But soo excited for you. We'll do coffee catchup soon. Yes 100%!! I was out there on Saturday checking on everyones progress..
