Building on a budget

Hello!

Is it possible to build, cover site costs, have driveway done, get fencing, window treatments etc etc (everything required for a family to move in) for under $230 000?

What builder would you recommend for building a quality home on a budget?

We spoke to Allworth today who informed us that their site costs are $40 000 and this seems very steep considering what I have been able to research.

Any advice or tips or recommendations are welcome! Thank you

Have you already got the land, if so have you had the soil tested, is it on flat land. It could be done on a buget but i think it will be a small 3 bedroom, 1 bath house. is the max you can borrow $230k.

If your referring to house price only (not land) yes it can be done. Your state & what size house your wanting to build will all come into consideration. We got a turnkey package from Oracle Platinum homes, I found them the cheapest in price with most inclusions.

Sorry I should have mentioned I'm talking about the house only, the land is $215 - we haven't purchased it yet though but we have put a deposit down to hold it. The soil is acid sulphate but will be H2 when it's ready for building, I believe there is a slight slope (1m or so) but we are buying off the plan so can't be positive. It's in an estate so I assume it will be relatively flat.. The land is almost 600m2 but the house can not be any larger than 330m2. Does that help?

Most builders will give you a free quote, may be a good idea to get fixed site costs if you can.

Generally speaking, do you know how much we would be looking at site cost wise?

If the builder is being fair, site cost shouldn't vary a lot between builders . My land is flat . I have gone to three builders . Cost will be around 16,000. However , because land is not ready, Emma ( from this forum ) told me her cost came down to 10,000 after head office confirm the details .

I'm in melb. Building with metricon for a 26sq house . 4 beds, 2 bath, 2 living, outdoor area. After few upgrade and changes . We are at the 230k mark now. so yes you can get something nice . If your site cost is high, I guess you have to sacrifice on the size of the house and upgrades ?

We just went and saw Oracle at the Watagans and he quoted us $455+ on the advantage 196. Base price is $229. Does that seem right to you? It's completely out of our budget so I'm not sure if he misheard or what happened..

That sounds like the land was included in that price. It will not cost $455 for just the house...

Yep that was just for the turn key package on the house alone :/ I'm not sure what the guy was on about.. Can I ask what you guys paid for your turn key package and which house you chose?

We are paying $250 for advantage plus 233 turnkey.

We're building a Simonds Express house that is significantly less than that. If you don't want to customize everything inside might be a good option?

I think I'm in a different state, but I'm building a 3 bdr, 2 bath, single garage for $170k with some nice inclusions (see my thread). My site costs are fixed at $10k though, very flat land.

What state... It makes a difference as not all build in all states.

This is in NSW, looking like we might not be able to afford it. I land apparently slopes more than 2 meters and we don't think we can afford all the extra site costs plus builders keep chopping and changing what they say to us and it's becoming really frustrating!
