Hello Tobhagirath, You can pay stamp duty at the time of settlement. Why do you need to pay now ? As per the law you can pay it at the time of land settlement. Re: Oaklands Schofields 227Jun 19, 2015 10:49 am @vithalmaddala- Yes house prices are really shocking that builders are giving....30sq 375k is much expected with Double Storey... I am just meeting with builders and finding price for single storey for around 24sq house comes to 300k easily ..... Anyways in OAKLANDS anyone building with Kurmond or Kurrajong or MOJO Home, these are my shortlisted one at this moment.if anyone please PM me. THanks Re: Oaklands Schofields 228Jun 19, 2015 10:51 am timus TOBHAGIRATH Just to ask how much time it takes to pay stamp duty in office ,in terms of process time, Needs to pay stamp duty by 3 months (due on 15 July ) , so i m planning to pay it on next week would it be OK ? Re: Oaklands Schofields 229Jun 19, 2015 10:59 am @TOBHAGIRATH - Are you on Stage 1? If you have the contour map could you please share it? I am on stage 2 and I was told they don't have the contour maps for it. Yep we need to pay stampduty 3 months from date of contract exchange. I thought MOJO build quality was not great, I need to check them out again, did not like the plans all that much. I was impressed with Eden Brae quality and design. If not why ? Re: Oaklands Schofields 232Jun 19, 2015 11:08 am timus I had registered for stage 4 today.. I got mail sharp at 10:00 and registered it before 10:01. When can I expect to get a reply from Oaklands if I was successful in securing a lot of not ??? Best Luck mate, Mostly by evening you will be notified. Re: Oaklands Schofields 233Jun 19, 2015 11:09 am @timus - Actually Clarendon is good too, and Wisdom as well- I liked Lyndhurst(I think) and Tesla respectively, looking to build single storey. Registration is a long way from now, I am sure there would be plenty more designs and the playing field might change. I will reassess the plans and cost again in a few months, no point signing the tender now. cheers. On another note, how many of you are concerned about schooling in the area around Oaklands? Which public schools are good for primary standard and what are options for high school ?? EB and Claredon is all time hit...but that comes with cost. Re: Oaklands Schofields 237Jun 19, 2015 11:22 am Contour Plan --- http://postimg.org/gallery/1jsrghrn4/ anyone pls help to get Lot classification and Density testing report ? Re: Oaklands Schofields 238Jun 19, 2015 11:40 am @TOBHAGIRATH - That is the contour map for stage 1 I have it with me. Thanks! Actually I can see the contour of my lot along the edge of the sheet, just wanted a more detailed one. I haven't enquired yet at kurrajongsteelhomes. You are right everyone have their own criteria and requirements, its totally a personal preference. Re: Oaklands Schofields 239Jun 19, 2015 12:03 pm Hi Guys, I was trying to secure a lot at Oaklands, but after all the problems & the feedback I read through this forum, PLUS my unsuccessful attempt during the stage 3 balloting, ( I received an email within 3 hrs to say I was unsuccessful, but was offered other lots from Stage 1 which were so much more expensive), I decided to buy & build at "PICCADILLY ESTATE" at Riverstone. This estate is about 5 mins from Schofields Station, on Piccadilly Street. The Developer is Capital Corporation Properties Management Pty Ltd, and they also have an arrangement with Eden Brae Homes for some House & Land packages. My dealing with both Capital Corp. & Eden Brae have been so smooth. I decided on 2nd June to buy at Piccadilly Estate, informed the person in charge, then spoke to Eden Brae Consultants etc. I paid my $1000.00 "holding deposit" a couple of days later and my Solicitor received the contract last week. I also received the Contour Map straight away from the Developer. I will be paying my 10% deposit for the land in next couple of days, and having a Tender presentation by Eden Brae next Wed. to ascertain the final building costs. The only set back with this Estate is that land registration is not until Aug. 2016. However, once I have finalised the Tender with Eden Brae, the building costs will be capped and will not vary or increase. So to those who have not succeeded in securing Oaklands, they may like to consider Piccadilly Estate. So far, both Developer & Builder have been exceptionally efficient and helpful. Cheers!
