I think you guys get a good package with all the inclusions including landscaping, etc. which is why they are probably hesitant to make many changes.. We have only made a few changes to our design and it gets expensive very quickly, not to mention confusing at times!! I think having limited options is good in a way and remember you can always change things after you have been in there a few years. The digital antenna is a $500 option; I also just found it at the bottom of the option list. In regard to project status, she wrote: Quote: Construction of the house will not commence until after settlement of the land. The development is on track at this stage for registration around March/April 2015. Civil works commenced around a month ago and are expected to be finalised around Christmas. The land development team will then start pulling together everything that Council needs to approve the final plans for subdivision and once approved they can be lodged with the Department of Lands (LPI) for registration. It is too early to pay for the stamp duty, we bought the first land last October in Kellyville which is going to be settled next month. So we pay stamp duty yesterday as due date. You should discuss with your solicitor about the last date to pay if the land is unregistered. Cheers! For the stamp duty payment, some may require 30 days from property settlement, but some may say 90 days from exchange of contract. It must be something wrong to pay that amount of stamp duty...Normally it's about 3% of the property price... We bought in Stage 2 of the Estate (anyone think it is weird that it's called Aurora 'The Ponds'???) Good to know about the local schools and that they have started development on site. We were originally told about land registration in December this year but have since been informed that it will more likely be Jan-March 2015. The sooner the better. As posted earlier on Aug. 12, the registration is planned in March/April 2015 and civil works is planned to be finished around Christmas, depending on weather. You try to make as appealing as possible, and in this case the Ponds are just adjacent to our area and very well known for their "high level" estate, so why not just call it "... at the ponds". Anyway, I wouldn't pay too much attention to the name, as it will disappear later in anyway. As per my understanding, all stages are sold out a couple of months already, which is also indicated by the civil work progress on site now. I believe that our properties will appreciate over time but not based on the development of the Hambledon Rd. Most factors will be the new school, North West Rail Link (infrastructure) and perhaps certain parks and shopping centres. Schofields seems like a boom area at the moment.
