We are building an Allcastle home on Baden Powell Ave and if all goes to plan construction should start in the next 2 weeks. We received our letter from the Council Yesterday and it had the suburb name as Leppington. Does anyone know if this will be the permanent name or will it eventually become Willowdale? Weekend after weekend we would visit the Eden Brae livingstone at Gregory hills, hour after hour just thinking and discussing what we would change or have if we were lucky enough to ever own such an awesome house. But sure enough our dream came true when we got the call to say there were packages available after just missing out on the willowdale land release. We had to be super quick to secure the package and we were extremleeeeey lucky to have secured the livingstone 23 at Willowdale. Being our first home we still can't believe it, but there's still 18months till completion! although it's a good amount of time to save save save! We are in lot 2159! Let me know if you're our neighbour!! Haha Just waiting to book a tender appointment, I heard you can bargain with them but they don't seem to budge? Hi Nimsy, Congratulations on securing your H&L package I am also building with Eden Brae at Willowdale, & there is another forum on this site dedicated to building with EBH... If you search "who else is building with Eden Brae" you will find the forum where a great deal of questions are answered that relate directly to dealing with EBH & other peoples experiences (there are lots of people at different stages of build, with a variety of skills & advice to offer). I've registered with Stocklands and will be looking at buying in one of the next releases. I'm 23 and live at home with my parents in nearby Cecil Hills but will live in the property for the first 6 months to take advantage of the first home owners grant. After that period will be looking to rent it out. Is anyone else buying as an investment and looking to rent out the property? What are your thoughts on what the rental market will be like in this area? It seems that there is a rental population of about 30% in surrounding suburbs like Middleton Grange and Oran Park. I think that given there will be a school, shopping village and the train station nearby there will be interest from people looking to rent in the area. For those that haven't seen, the areas surrounding the train station appear like they will be developed in the future. Stockland has some information regarding potential returns (retrospective, I think) provided by a local estate agent, which seems to be similar to what I have researched. I am building a 4/2/2, with above spec inclusions to attract premium rent/long term tenants from completion of the build/landscaping. Thanks I always get real impatient waiting to hear back from Stockland, so I emailed the Customer Care Centre yesterday, this was the reply; Hi Sarah, There has been a slight delay with obtaining our final subdivision certification by Council but we aiming for these to be released mid next week to enable lodgement of the subdivision plan to the LPI immediately following. It is difficult to say how long the registration process will take with the LPI but we are estimating we may receive registration in early August. I will provide an update to all customers early next week to reiterate the above and confirm any changes. If you have any other questions in regards to the above, please contact me. Nice to hear you have secured a block - congrats Thanks for the links to the home buyer & property investor show I owe you that beer! (Or 2, 3, etc lol!) My build is with Eden Brae, & there is a forum on this site ("who else is building with Eden Brae") that I found helpful when I started looking for a builder..knowing what other people experienced was really helpful. I also searched on this web site for the other builders that may have had forums about them. Otherwise, I looked at popular & reputable review sites & searched each builders' name to see what others had to say about their homes. And it was helpful to ask the basics of each builder when visiting their displays (variable costs, fixed costs, costs not included, contract pro-forma/draft example if I could get one to view, design variability & flexibility, etc).
