Browse Forums Building A New House Re: williams landing 2227May 18, 2014 8:15 pm whocares Hi All, I am a first home buyer and renting in north. Being married and both of us working in city confusing me in decidind the area we want to built our 1st house. My wife does not drive at this stage, neither she is willing to. So nearby Public Transport would be a good advantage. I am willing to spend between 450k-500k, land requirement 400sqm-500sqm. Please feel free to share your thoughts. You should be able to get a smaller pre established house. Re: williams landing 2229Jul 17, 2014 10:19 pm Hi Williams Landing Residence, I am looking to purchase a block in the new release but I am concerned about the low valuations people seem to be getting from the bank. My logic tells me that it is only because there have been limited number of sales and hence it 'looks' as though the suburb has been performing badly. I would be so grateful if you could share your thoughts on this. I have also been doing research about the additional costs we are likely to incur by building. I want to be fully informed before signing up because I don't want to buy the land and then feel as though we might be squeezed to cover the additional site costs etc. if you could share the additional costs and/or unexpected costs you incurred it would be very useful. Hi ! There.. I bought a block of land year ago and I thought the same. I understand your concerns very well. In terms of valuations, I don't think it can be a problem unless you doing a way way more upgrades on top of base price of the house. We added approx 65k on top of base price including 16k fix site cost. Our valuation through ANZ came fine. Additional costs: Site cost Energy rating costs ( only with good builder as they insist 6 star energy rating) Drive way Letter box Corner treatments ( only if corner block) Upgrades ( electrical, flooring, cosmetic and if any structural changes ) One thing I would say, it's going to be very nice neighborhood. Our land price gone up apprx 35 k and house price 22 k and we haven't even finish our build yet.. I hope it helps.. Re: williams landing 2231Jul 18, 2014 6:58 am Pretty sure 6 star rating is a mandatory standard . So paying extra on top of base for this means you're getting ripped off. As to your home and land increasing in value, it doesnt mean anything for the short to medium term. While there are block out thefe to be built on, that will be the primary source of sales. When people can chose their own block, own house, own colours for cheaper than buying your established home inclusive to stupidly high stamp duty, your percieved increas3s are pseudo increases. The true value will be determined much longer down the track. Creator of superduperonium, expert at expert things, nobel laureate, can hold my breath for 10 minutes. People don't realise that nice landscaping costs a fair whack of cash. Even if you do it yourself. And if you can't be bothered doing it you're definitely in for an arm and a leg. And if you can't be bothered doing it you're definitely in for an arm and a leg. Was there some sort of landscaping grant by the developer? I seem to remember something like that a couple of years ago - enough to get the front yard done as per the WL design requirements document. Re: williams landing 2236Jun 24, 2015 11:06 am Next stage of shopping/town centre has been approved according to the news today: http://www.smh.com.au/business/cedar-wo ... hvajr.html Mr Sadleir said money from the Masters sale would be re-invested in Williams Landing. The project's 8500-square-metre shopping centre with a Woolworths supermarket – a focal point of the 45-hectare town centre – was completed in December. The centre will have 21 retail outlets. "Planning approval for the next stage has been approved," Mr Blackburne said, anchored by a Big W store. The mixed-use town centre will have office, residential, hardware, medical and other uses. Planned projects include strata offices and an aged care centre. Re: williams landing 2237Sep 15, 2015 1:11 am Anyone know when the entire town center of Williams Landing can be completed? Williams Landing still don't have much to offer except for its train station, first stage of shopping center and a masters home improvement. No school, and massive vacant land for the future "proposed" town center. For the soaring land price in Williams Landing, does anyone think it is a little overrated? Re: williams landing 2238Sep 15, 2015 8:24 am Yes, highly overrated. The train station is between the suburb and point cook with terrible parking too. It's almost a non event. Compared to manor lakes which has its station smack bang in the middle of the suburb and the parking is massive. Has a number of schools. Small shopping centre with future town centre TBA. The VLine takes 40 mins to get to CBD, same as metro to Williams landing. Trains are nicer, no extra cost over metro. If you're looking for value, Williams landing isn't it. Creator of superduperonium, expert at expert things, nobel laureate, can hold my breath for 10 minutes. Re: williams landing 2239Sep 15, 2015 9:45 am The estate is still far from being complete. No schools and massive deserted land for the "proposed" town center. Yet its land prices are already much higher than point cook, tarneit and truganina. Point cook has a number of schools as well as decent shopping centers, and it's also not too far from the Williams Landing train station. Tarneit also has got its own train station, schools and shopping center. So what on earth made Williams landing a "prestigious" location of the west? Or is it just a hype? The land in Williams Landing has probably been sold out now, and a 448sqm block in the last release was priced around $380k to $400 (not sure of the exact price). Look at Tarneit Westbrook where a 448sqm block was last priced at $240k, and even the much hyped Upper Point Cook offers 448sqm blocks for a much lower price. What made WL's land so sought after and people willing to pay so much more to buy the land? Re: williams landing 2240Sep 15, 2015 12:09 pm Hype mostly. only need to look at all the threads where peoples valuations are coming back as "over" Creator of superduperonium, expert at expert things, nobel laureate, can hold my breath for 10 minutes.
