1) just make sure the have not changed anything that u previously agreed to, verbally and in writing.

2) The provisons are what u try and get rid off, but the builders stick to them. Provisons like,

"included in Tender cost is 40 linear metres of peiring, instead of "peiring is fixed cost".

make sure everything you asked for is actually in there and they haven't underestimated the cost of it. Keep in mind that anything not on the tender you will have to pay for out of your own cash (if you're using finance). The bank will use the tender to decide how much money they will lend you and anything not on there you will have to pay yourself. Eg, kitchen upgrades, extra electrical ect. You can ask the builder to put a "provisional allowance" in to cover these things and you'll get back what you don't spend. (ha, you'll spend it all).

Hi i just purchased land at stage 6 at Bunya, we have chosen Champion homes to build our house and included inthe complete home package was the standard site cost.....once the land is registered in march 2014 and the land is surveyed...if there is any earth moving involved to level land for what ever reason, would i have to pay extra cost out of my own pocket? has anyone who previously built with champion homes in the earlier stages incurred any fees of this sort?

you will need to check what the standard site cost includes. Usually 1 m of cut and fill is allowed in standard site costs and its very unlikely that you would need more than that. However, you may be charged for extra piering. You may also be charged for sewer inspections, peg outs and piering if your house impacts the sewer pipes.

Agree with bumblebees. I am not building with Champion but I know you get up to 90m piering as standard. Anything more than that will incur extra cost. I know few owners paid from $1000 to $6000 for extra piering and few didn't need to pay. It all depends lot to lot. Let’s wait till we hear from someone who is building with Champion.

All Castle Homes decided to send us a variation quote today, when they are not contactable!
Just got hit up with a $4410 cost for sewer pegout and inspection. How much was everyones peg out cost, inspection costs and any other costs regarding zone of influence.

Is that Allcastle Homes sent the variation quote BEFORE they submit the plan to Blacktown Council or AFTER (during the time waiting for an approval from Council)?

I didn't have to get a peg out but I remember the builder telling me it would be around $900.

$4000 seems a bit steep, did that include any piering in that price?

Just thought I'd post this up here, I found a few mistakes in my consolidated documents - color selection had a few mistakes and tender price was miscalculated. I really had to read the thing with a magnifying glass a few times and sum up all the changes to catch where the pricing issue came from.

to top it off, it's been so long since the color selection appointment that I've forgotten pretty much what everything was.

Time to get started with Sketchup.
