Browse Forums Building A New House 1 Nov 06, 2013 1:02 am Hi everyone!
Loving the forum so far, thought I'd finally get around to posting about our build! We're loving Aveling Homes so far, the design process and getting approvals and whatnot is taking a while, but we're ok with that as it gives my partner and I more time to save as we're still living at home. 25/06/13 - We found our perfect block, 545sqm in the Amberton Estate. Offer and Acceptance today. 28/07/13 - Signed a pre-contract Aveling Homes. We looked at many builders and they all seemed pushy and none of the designs were perfect until we found the Rosemoor. 30/07/13 - Contacted by the Contracts Administrator, very nice lady and she provided us with the pre-construction process list so we know what to expect. Loving the information being provided so far, everything seems very honest and clear from pricing to the processes. 31/07/13 - Loan has been preapproved! Yay! 22/08/13 - First hiccup! Our plan was knocked back by the Land Developer and we had to make a few changes. The builder covered the cost of most of the minor issues (The front render had to extend further down the side of the house as we're a corner lot and our porch had to be made longer.) as they said it was their fault. However we need to having decking at the front of the house after hand over. 04/09/13 - Land developer approved plan after changes. 09/09/13 - We realised our plan has a raking bulkhead down the whole side of the house and we weren't too happy about it. Bit disappointed that it wasn't pointed out earlier as we're still new at reading plans and didn't know what it was but our fault for not asking! Cost us $1800 instead of $850 because we didn't catch it at the start - Live and learn! 18/09/13 - Prestart booked in! The mrs is very excited. 25/09/13 - Finance approval came through, was a bit worried for a second there. 03/10/13 - We had our prestart meeting and our prestart girl was fantastic, had plenty of great ideas and I got to just sit back and let her and the mrs make all the decisions, it was great! 18/10/13 - Settlement on land went through today. 01/11/13 - Received final plans today, everything is just as it should be as far as we can tell. 08/11/13 - Granted building permit. Now it's construction time! Re: Aveling Homes in Amberton Estate - Our first home! 2Nov 07, 2013 4:17 pm Exciting times! There a quite a few Aveling builds on here now - Are you going to put up some of your colour selections? <!-- l --><a class="postlink-local" href="https://forum.homeone.com.au/viewtopic.php?t=62083">viewtopic.php?t=62083</a><!-- l --> Re: Aveling Homes in Amberton Estate - Our first home! 3Nov 07, 2013 6:15 pm AKB Exciting times! There a quite a few Aveling builds on here now - Are you going to put up some of your colour selections? Yes, I've been slowly searching them out and trying to read all of them. Disappointed that so many Avelingers have had issues with the paperwork side of things though! I'll put some of our colour selections up as soon as I can....I just need to find where my other half hides them all! Cupboard colours and then the white bench top (I keep getting told it's not white, it's 'New Ash Dust' but it's white). We have a white glossy 600x300 tile as the shower wall and laundry splashback. http://i989.photobucket.com/albums/af14/aradnell/IMG_0537_zpsc1bc23b0.jpg Main floor tile, running through the whole house other than the wet areas, bedrooms and audio visual. Kitchen cupboards and bench top. http://i989.photobucket.com/albums/af14/aradnell/IMG_0536_zpsc761a510.jpg Ensuite floor/skirting tile 600x300 which runs horizontal up the main shower wall. The other two shower walls are white glossy 300x300. My partner is constantly second guessing herself though even though she was the one to choose them. Go figure! I can't believe how big your house is going to be when it's all done. It's a monster! Re: Aveling Homes in Amberton Estate - Our first home! 9Nov 09, 2013 4:58 pm I think she's done a great job - all three combos have a natural flow about them I'm constantly second guessing myself all the time too we had ceiling fixer and electrician on site today wanting us to make decisions, I would have paid $$$$ in variation fees if I'd had to have gone through a pre start! <!-- l --><a class="postlink-local" href="https://forum.homeone.com.au/viewtopic.php?t=62083">viewtopic.php?t=62083</a><!-- l --> Re: Aveling Homes in Amberton Estate - Our first home! 10Nov 09, 2013 5:48 pm AKB I think she's done a great job - all three combos have a natural flow about them I'm constantly second guessing myself all the time too we had ceiling fixer and electrician on site today wanting us to make decisions, I would have paid $$$$ in variation fees if I'd had to have gone through a pre start! Thanks! Lucky duck! We've already had to pay variation fees once to remove a raking bulkhead and I'm sure it won't be the last time we're stung. Re: Aveling Homes in Amberton Estate - Our first home! 11Nov 09, 2013 11:38 pm Love the tile choices Look forward to following your journey. Glad that it has been reasonably drama free to date! I hope the process goes smoothly for you. Thanks for the pm made me feel better Well I'm in two minds. As much as I'd love things to start happening quickly, I'd also like more time to save for furniture and other items in the house before we move in. such a conundrum! Haha. Amberton is just near Alkimos Shorehaven, it's exactly 20 minutes north of burns beach and marmion rd lights. Quite far but at least it's beachside! Glad I could cheer you up Re: Aveling Homes in Amberton Estate - Our first home! 18Nov 15, 2013 1:03 am Looks lovely, so close to the beach. lol, it will never feel like enough time to save, so many things to buy and pay for, it never ends. But at least it's your own home are you renting atm? Re: Aveling Homes in Amberton Estate - Our first home! 19Nov 15, 2013 1:07 am Looks amazing!! I didn't know where it was till we did a drive out that way! From someone who moved back home for the build, there is never enough time though I have rediscovered the layby Good luck with the build!!
