I am looking at doing a knockdown rebuild on a sloped block of land and am investigating options. The slope has been estimated to be about 2.8m from side to side (as opposed to up or down from the street) at the front, and it is less of a slope towards the back of the plot, levels out a bit. My question is, would it be better to get a cut and fill for this amount of slope (from what I've read on this forum, kinda in between a small slope and a really steep slope), or should I approach a custom builder? From what I have found in investigating, cut and fill would increase the site costs (cutting, filling, compaction, retaining walls) and could go with a volume builder, whereas custom builders will build on top of the slope but the price of the design and build would usually be higher than a stock design from a volume builder. Anyone who has gone through this decision before? Whats your experience of it? To be blunt, they just want to build houses quickly, they don't want to bother with the complex builds. That's of course a generalisation. If you have found a volume built home you love, it can't hurt to ask. I think working with the slope builds (no pun intended) character in a home. Have a look at my thread, 1st page. We had a front to back slope unlike yours but you get the idea. Not sure if you have any views either, but building the house up preserves those.
