Browse Forums Building A New House Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 257Oct 03, 2013 12:50 pm Hi All, Just recently reserved Lot 507 and looking to get some help about deciding to go through with the purchase. I can see how excited you all are about the area and it seems lovely. The issues i need help haven't quite been addressed here yet. I found out that the majority of the lots are H1 reactive soil and saline affected to some extent. In other words medium level risk of plants dying due to quality of soil. I understand that Camden Council wants a H Class slab regardless, as part of the saline management plan within the LGA in general. Can anyone give me an idea of what extra costs this will add. For example upgrade from M to H class slab, exposure grade bricks...etc etc. At the momemt looking to go with Sekisui House, a 30m2 single storey and hope to achieve this for $270k, mind you no upgrades just the basics and need to do driveway, tiles, landscaping etc myself. Your help is appreciated, been through a roller coaster of emotions on whether to commit due to quality of soils and potential long term issues it may present. FYI i spoke with an EMR (electrical magnetic radiation) expert about the mobile tower and electricity tower and seems to think it's okay. Anyone did some research on this? The soil isn't that bad. Just get some good organic soil for your garden bed and lawn and till it in with the existing soil. Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 259Oct 03, 2013 2:47 pm Abe we paid $2950 for a H1class slab but a M class was in the standard inclusions with wisdom homes. We did not do any research reg to the power lines but we decided to stay away from the larger power lines and the tower. I would not think the soil would be a major problem. We used to live in Currans Hill and we just added soil to all our garden beds. We will do the same when landscaping the new place. With regs to bricks we had a few choices in the standard brick range that were exposure grade. So it was not hard to find a brick we liked. I think problems would only arise if you were not aware of the saline soils. But as you and Im sure your builder and the council are all aware of it it should be fine. Abe the only thing i would think about with regs to extra cost would be the excavation cost if the lot has a big gradient ie a big slope you may have extra cost with drop edge beams and lots of excavation to level out the lot etc. Also check for easements but sounds like you have already done a lot of investigation. Orders will start to be processed for your home 2. Within the first 21 working days, you will see the Site Fence, Toilet & Excavation 3. Your file will be allocated to a site supervisor and he will contact you and be able to advise regarding slab dates and activities on site thereafter. Please note that due to recent rain delays and internal staff movements, there is a delay in the slab pour time. Your site supervisor will be able to discuss time frames once allocated to your file. We have been told that our 26 weeks will start when excavation starts. So i better not pack away those winter sheets. Looks like June next year is a more realistic move in time frame. Anyone have their land valuation go up from when they bought the land last year? Our valuation was stuffed up yesterday and the valuer did not increase the value of the land. His total valuation was $5000 less then our actual cost...??? So now it may take another week to sort out as we have had to put in a complaint.This was the same person that was sent all our information 3 times with all of our inclusions etc ... Our mortgage broker is not happy he had a few choice words to say about the valuer.
