Definitely no recycled water and we too have a tank and we have our DA approved. We believe our tank maybe tapped to our washing machine and toilet and this increases the basix score also. Having a water tank greatly increases the positives on your basix. Yep Purple taps = recycled water. Hugh used to run and maintain the water/sewage treatment plant at homebush. Every toilet is flushed with recycled water there. Whenever there was a special event like a football game and all the toilets would flush at the same time he would always have to be called out to fix something. We had to upgrade ours from the standard 3000L tank (that eden brae supply) to a 5000L to keep with either council requirements or basix....im not sure which one exactly made us upgrade it... i think we have one recycled water tap in the back yard but thought this is connected to our water tank for watering the garden, toilet flushes and washing machine. drove past the land yesterday and that house on furlong looks almost at lock up stage... bricked and roofed already....super jealous....we still arent out of council yet... We would have put in a rainwater tank anyway but I quickly got onto the builder and left a message (hope they listened to it) to fix as we don't need a hold up now... Re: BUILDING IN MANOOKA VALLEY CURRANS HILL 234Sep 24, 2013 6:40 pm hey everyone, Wisdom are telling us that they will only issue an INTERIM OCCUPATION CERTIFICATE until we complete the landscaping after handover.This includes any steps,landings,letterbox and turf etc. We understand that council don't require any landscaping to be completed before an occupation certificate is supplied. We have never had this before with a builder. Last 2 houses we built(last one 18 months ago) the builder had a certificate of completion handed over upon handover...is this a WISDOM to get more money or delay the process?...any thoughts guys. So make sure any landscaping plans submitted to council have the bare minimum requirement. Same goes for retaining walls, if you only need a couple meters only draw a couple meters. As you say there is no need for a landscaping plan to be submitted to council, so there should be no delay in issuing the Occupation Certificate. Driveway being done after handover is one case where you will not get final OC. Using CDC to go the retaining wall rather than drop edge beam to retain fill is another - or in fact any retaining wall required but not being completed by your builder will mean the final OC can only be issued once they're all complete. They will require a driveway and front garden to be completed before one is granted, you can still move in under an interim OC (which Wisdom will pay for) but then you'll have to foot the bill for an OC which is c.$350. If you can get the driveway and front (basic) landscaping completed then you will get the OC from council. We are building at Spring Farm, but living in Currans Hill at the moment, just around the corner from Manooka. So we are dealing with Camden Council also. Anyway, I've found out that to get a full occupation certificate you need fencing, driveway, turf, gardens completed etc. Basically everything complete so it is a habitable dwelling. Now you will probably get an Interim OC at first. Just about everyone does when you build because obviously you wont have everything complete, but you want to move in before you do. That's standard practice. Once everything is complete you can apply for a full OC. There is no time frame for this and really you wont even need it (but I recommend you do it anyway). The only problem you'll run into is of you one day sell the property and the conveyancer does the relevant searches and finds that a full OC was never given. Then you'll have to get it done. But if you don't do it no one is gonna come and chase it up or make you move out or anything! It is something you can do at your convenience when it is ready to be done. Nothing to stress about. I don't think they are even too worried about what you do in the backyard...
