My house started last week Wishing you a speedy hand over of a house you have dreamed. Good luck, mate Re: Building At Edmondson Park 268Aug 26, 2013 3:45 pm groupwest I am still ranting about the 1% fee for section 94 to the concil. My tender has some 'provisional allowance'; like driveway, excess spoil removal etc. It is there for, as the name suggests 'allowance'. but it is added to the total cost. And now 1% is calculated to the total cost. This cant be right. Might as well add other provisional for landscape, gate, solar panel, so you will pay that 1%. I was told 10 houses are already being built. Does anyone else willing to share any info on this 1%? Is going through CDC still requiring this? i find this weird too, why so far I only hear this charge coming from Masterton not other builders? we are on the same estate I don't see any reason, council would be charged difference depends on builder? doesn't make sense! Guys, who has started construction or who just approved, can you pls check with your builder is there such thing? or is it cover by your builder in the tender? Re: Building At Edmondson Park 269Aug 26, 2013 4:12 pm I got a reply from Campbelltown council. the 1% is not required for our Edmondson Lots. I have told my builder and she is going to lodge without the payment. So Sunny, just tell your Coordinator that it is not required. Developer is contributing towards development of parks etc which exempts us from this levy., at least for few releases. Had me worried too and I clarified with my developer and he is sure the council, Liverpool in my case, would not be charging anything because the developers have already paid all development levies. I now understand why the cost of land is higher in estates. Re: Building At Edmondson Park 276Aug 27, 2013 9:30 pm Sunny16 Finally got my initial plan but lot of mistakes. Find it really weird as the propose tree is in the middle each lot, any one know how tall is the tree? I was thinking this as well... I hope they don't turn out to be massive trees! Hope so too, but other estate like Oran park, each tree is plant on the side of each lot, not on middle like this Btw how are going with your builder? Re: Building At Edmondson Park 278Aug 27, 2013 10:37 pm Sunny16 Btw how are going with your builder? I don't have one yet I've been getting quotes off a few I am undecided still. I will be speaking with Sett Homes to see what they can do for me.. Such a stressful time! I had a chat to Landcom today regarding some of the requirements in the Development Control Plan, as I've noticed the house across the road from us has colorbond fencing between allotments (i think!) and no front fence (which is contradictory to the DCP, which states lapped and capped only between allotments and a requirement for front fencing). Landcom stated that generally it is the council that will enforce the DCP however if you meet the relevant housing code requirements, you may not need to meet this criteria. Can anyone confirm/deny? Would love to spend money elsewhere in the house rather than on a fence in my front yard Building the Avoca with MJH in Ed Park - BLOG 18/10 Construction list 29/10 Pegged 21/11 Slabbed 27/11 Framed 14/12 Roofed 4/1 Bricked 18/2 Lock up Hey guys building a new place through a volume builder and just wondering if i should complain to the site supervisor as we just had plasterboard installed.
