You will need different piering there would be a cost to that. Also then you will need. I was not informed at all about the 1% council fee until now when we want to submit the plan. This is the response from my builder: "The section 94 fees is a fee imposed by the council. Council charge this fee to pay for the surrounding environment e.g parks, community halls and roads. The certifier and council will not issue the approval with out this being paid." I think this council fee is BS. We will be paying council fee annually when we move in. And we are paying tax too. So what this another 1% rip off? Since everybody is building at Edmondson park, all of us is paying this then (excluding those fix cost builder)? My solicitor is warning me that I will be left exposed to high financial risk due to a clause in the contract of sale which says that the vendor may cancel the contract if I were to make a claim of more than $1000. standard contract is 5% of purchase price. First time land buyer. Any advice now whether I should go ahead or not. anyone in the same boat? There sure are a lot of surprises as you progress from one stage to another.... Hi Aaban, My builder told me about 'Flood Level' when they reviewed my Lot DP, to prepare final drawings for council DA application. Then my builder applied to the council (before DA application) and got advise to keep the living area 300MM above the base ground level in final drawings... Apparently this is a voluntary levy and the Councils can waive it if they wish but which Council will. I know Liverpool Council for one would not, because it is a Liberal run Council (no other justification needed). And then good old Barry will open these "parks" for his Shooters Party cronies. I think we as future residents have a right to demand the start/construction dates of these parks, halls and schools. Why should we be paying for a product we have no information on? Some parts still say 'design under CN' including the section for my lot. Not sure if builder will accept this for exact location of sewer. If anyone is having issues with sewer definately try showing to your builder it might help save costs. Re: Building At Edmondson Park 257Aug 23, 2013 4:56 pm As per Mr.Alan from urban growth, "design under cn" means nothing as once things are in ground, they tend to stay there. this is very much the utilities diagram. My builder did accept this rather than charging me $1200 to get it out of water board. Really worth a try. Re: Building At Edmondson Park 258Aug 24, 2013 12:06 pm I am still ranting about the 1% fee for section 94 to the concil. My tender has some 'provisional allowance'; like driveway,excess spoil removal etc. It is there for, as the name suggests 'allowance'. but it is added to the total cost. And now 1% is calculated to the total cost. This cant be right. Might as well add other provisional for landscape, gate, solar panel, so you will pay that 1%. I was told 10 houses are already being built. Does anyone else willing to share any info on this 1%? Is going through CDC still requiring this?
