Lewis Re: Building in Brooks Reach - Community Thread 889Jul 15, 2013 11:55 pm Hey Rubes bit of a communication error lol he wanted to meet us to talk about PCI and just go do a walk through, but PCI should be next week sometime and he is helping with things to be fixed so far so if it takes 1week to fix then HAND OVER the week after Joh i have no idea if we are the 1st nova to be built but like you said we are the 1st in the estate lol lab rat haha Re: Building in Brooks Reach - Community Thread 890Jul 16, 2013 8:42 am Darrenh Hey Rubes bit of a communication error lol he wanted to meet us to talk about PCI and just go do a walk through, but PCI should be next week sometime and he is helping with things to be fixed so far so if it takes 1week to fix then HAND OVER the week after -Rubyam Re: Building in Brooks Reach - Community Thread 891Jul 16, 2013 1:39 pm Update for our build Hubs finally got through to our SS yesterday and got the following info from him: Plumber has been overseas so the stormwater pit and sewer vent will be moved next week upon his return Taps in vainities, showers, sink have all been installed Electrical mark up has been done Shelving has been installed in robes and pantry Painter is meant to be back sometime late this week/early next week toilets to be installed Splashback will probably be last thing done as they left it so late to organise Walkthrough will be 2/3weeks then a week following to allow for any touch ups etc and we should get keys first week of August if everything goes to plan. Not sure when water tank/gas hot water system will be done - i assume sometime over the next two weeks! Getting impatient now and just want to be moved in already; i have heard that getting the keys can be a huge anti-climax but trying to stay postive and excited about it all. Got a call from Freedom today to say our furniture has come in early so we have to store it in our tiny apartment til the move. We're in stage 7 with land looking to be registered in September (fingers crossed) and it's our first home, so everything is new to us and a bit daunting! So far we've made our deposit on the land and are just waiting for our contract to arrive from the builder (Masterton), after which we can get final approval for our home loan. Question, did anyone else's bank require a formal contract (not just a tender) before formal approval was made? So far we only have approval with conditions. Anyway, looking forward to getting to know all of you, it's a pretty exciting time for us (we're also getting married in October so it feels like everything is happening at once!). We're a lovely bunch of people here, we've decided that Brooks Reach is going to be the best place ever to live If I remember that far back, we didn't need to have the building contract, we got formal approval with the tender, then as soon as we signed the building contract, sent it off to the bank with the insurance information from the builder as well. I really think it depends on which bank it is in the end. And congratulations your wedding being just around the corner! How exciting for you...we will need a pic or two ok?!! And plans, we love looking at plans....! So far we only have approval with conditions.Cheers Our bank (BankWest) did require our contract for formal approval, but we bought our land in the first week of release back in Nov 2011 and we had our tender and contract meeting all done by January 2012 so it was all good to go with the Bank. Our bank also let us submit PCV (post contract variations) and quotes from third parties (driveway, flooring and air con) to all be included in our loan. We have't had any issues with progress payments and only have one left to go Also no issues with releasing funds for the third party invoices either. We used an awesome Broker (http://www.choicehomeloans.com.au/broker/paul-wright) so i know that has definitely helped alot so we don't have to deal directly with the bank (sometimes they are a bit stupid).
