Hey al987, I was on team PD but realised the biggest that was available to me was 26 or 27 and that required changes to house plan which incur charges and doesnt come with outdoor area, where as with Carlisles found a 29 square that fits well and has an outdoor area included and what you see is pretty much what you get and with the costing I did at sales quote I included most thing when it totalled up, it was lower than I would imagined. Was quite suprised. al987, where are you looking at building? or are you purchasing house and land package? Re: Metricon vs Carlisle 29Jun 25, 2013 6:02 pm Remember this is not a question about " how they treated you" or how they made you feel while you were laying your mortgage for them to swallow but your end result, because after its built, who gives a shnouzer who the builder was, as long as you got a elprimo build !! Don't listen to people who dont know jack about construction, or those who only care or know of or about the heater in winter and the aircon in summer, speak to those who actually know, and i bet they will all say the ONE builder, and it aint the one with the free stacker door. but the one who actually knows how to build. Speak to the pro's in building ! I bet you'll make up your mind pretty quick ! If you decide to go at it for price and price only, then all i can advise you is damn well read the contract, if it confuses you, get a solicitor to do it for you, and make amendments prior to signing. You need to love the design and the floor plan because that is the end product you live in. And yes, there are definitely going to be builders who are cheaper. The advice offered is spot on. Continue to do your own research and look at everything that is important to you in a builder. You certainly want one with a structural guarantee! Good point Re: Metricon vs Carlisle 32Jul 05, 2013 8:41 pm Hope I'm not coming too late to the party on this one al987, have you made a decision yet? I can't comment much with Carlisle but we are building with metricon and so far the experience has been very positive. We are almost at contract stage (just completed per contract and colours in may). We had narrowed it down to 3 builders - metricon, pd and henley. In comparing the prices we found that metricon was no more exxy than either of those builders. At the end of the day it came down to the house we loved most and the service we received. Yes we have spent $50k on upgrades but only because this is our 2nd home and we are including everything we never had but wanted in our first place! You really don't need to spend that much and we have friends who have built with them and upgraded barely anything. If you ask them to take you for a walk through they will add everything to an estimate and you can find out how much it all costs. Good luck with your decision, it's a tough one but whatever you do make sure you choose whatever house you love most that's what matters at the end of the day!! They simply manage the project/process, suppliers and trades. If you get unlucky with a sales person who has no attention to detail, or a contract person who is inexperienced or disorganised, or, a B grade building manager – you’ll have more than your share of issues and frustrations to deal with. It’s the people that you end up dealing with directly that make the difference. We had a thorough and experienced sales person and a great contracts person but our site manager was average at best. Fortunately, we stayed on top of him and got him replaced after a very short time. His replacement was first class and we got the home finished with minimal anxiety. What’s important is finding the home that suits you best on both the lifestyle and finance front. Also, you need to be confident that the builder is going to be around to finish your home and fix any issues after handover. The admin process was a PITA and almost gave up except we'd put so much time and energy in the process. However once we got to site, we had an excellent supervisor and we were really well looked after. It was still stressful and things did go wrong, BUT they were fixed without a hassle, he kept us up to date and we were free to call him anytime. I can let you know his name, but they tend to get allocated to a region. We built in the Southern Region (SE Melbourne). You can PM me for details.
