Colourbond roof is too noisy when it rains so thats ok. As for the pitch, its all the same when your inside the house! Stainless steel balustrades are always too expensive! Draws in the bathroom wont hold anything a cupboard cant. Will you really use the sink that much if you have a dishwasher. After all its only for holding water. Didn't hit any in the soil test, so fingers crossed. We did get charged a $6k 'handling fee' due to it being an established area, and cranes apparently needed (to avoid the lines on the OTHER side of the street?!?! WT!). Other issues were overlooking (frosted windows to the bedrooms), and possible issues with next door (and over shaddowing - but we only over shaddow their driveway. Good on you for coming in under budget....we didn't even make a budget....just hoping our current house sells well... When we demolished, our Demolisher arranged the permit. The first our local Council knew was when the permit had been approved in Geelong where the Demolisher is based. We are in Moonee Valley. We had to pay the Asset Protection fee. When our builder came on site again they had arranged all the building permits thru an independent. Not qualified to remove asbestos, and not insurable for OH&S. You have to use a registered demolisher. Our demolisher managed the demolition permit and the Hygiene Certificate. This certificate is your confirmation that all hazardeous materials have been removed from the site by the demolisher. We found that some demolishers didn't offer a hygiene certificate. Whoever you use make sure you get it all in writing. Our demolition and site clean was $11k. Hope this helps. I second taking your plans elsewhere.
