We have just bought some land on the Sunshine Coast and are looking at building with Plantation. We got out first quote from them today and its amazing how the extras add up. I noticed some people mentioned getting air con through a different supplier and how someone else got a quote to render their house for $12K versus $37K from Plantation. If you have reduced your Plantation bill by using your own suppliers, could you supply me what suppliers you chose and their price versus Plantation. Thanks Hey, we are building with Plantation on the sunny coast and we also pulled a few things out post contract. so far we have saved around 25K and the only things we have pulled out to do ourselves is the Concrete (Plantation Price was 12k we have private quotes for 4k), Render ( Plantation priced front elevation rendered and the back and sides bagged for 11k, We have private quotes for whole thing rendered 4K through a friend) Aircon (Plantation price was 14k for 14kw ducted two zones, I work for an Air-con wholesaler so obviously big saving here gonna cost us about 5k for multi zone set-up). We also stuck with a fairly standard Electrical plan as the Brother in law is a sparky and will do some stuff after handover. We were going to pull out the carpet and tiles (except wet areas) but we found it easier to just get it done before. But have found the prices they have given us ok really I mean we could have saved here too but couldn't be bothered with them. We still have no call from Construction Manager with a proper idea of times. i.e frame delivery, slab down times. Everything seems to be grrriinndiinnng toooo aaa haaallllttt i just want to see something actually looking like building work. Maybe getting too impatient now. Nah im not... Hard to believe that we were two weeks in Admin stages behind a work colleague also building with P and we have but a site scrape and he has handover next Wednesday... Re: Building in Qld with Plantation Homes (aka Henley) 232Jul 03, 2009 9:36 pm The variation of expenses will be determined by whether the block is sewered, has town water, and what type of storm water managment is available in the subdivsion/estate. Obvious expenses are extending the length of running the above services (+ power & phone) from the curb to the house, then adding in septic, tanks & stormwater management as required. Other costs can be roof tie downs & wall bracing, rural blocks have to meet stricter wind ratings in some councils. And site access, they may want to prep the drive beyond the standard 6m for truck access at your expense. If you can give me more info on the block I can throw you some numbers off our quote, but overall it's safe to say it's more expensive & the majority of that cost is related to plumbing (unless you have a sewered block with mains water & curb and channeling). Running the extra length for power & phone was not cost inhibitive, a few hundred bucks for a power pole & extra trenches etc. Don't forget your driveway, any sheds & fencing (& landscaping in general) can be more expensive also. Each individual component is never much dearer, it's when all the little things are added up you can find your budget blows out, so all the 'end' bits of finishing it off that are no concern of the builder need to be kept in mind at the beginning. http://aqua-blog-building.blogspot.com/ ... mostly done, hand over to come...Nov 9th!!!! We are getting closer to handover prob about 4-6 weeks and im looking for an inspector to do our handover inspection. Who is good on the sunny coast?? The only one I have really heard of is Les Wild. Is he good???? Only reason i know about him, are from all of his radio adds. We are looking at land at the moment but with acreage there are all these extra costs involved. Hi marthur, We are building the Retreat on acreage at New Beith near Greenbank in Brisbane south. Current Retreat base price is about 195000ish. Straight up we had to add 25-30K for tanks, HSTP, setback extras and all plumbing upgrades. Then we had covenant requirements like roof pitch. We also made many little changes or extras like full render,colourbond roof and a million other things and we don't have much change from 300K. They were really good at giving us a more accurate quote when we told them where we were building, long before we were sure we were going with them or were willing to give them any $$. Really want to make sure it covers everything we want. We bit the bullet and ended up adding the gas fireplace for $8.4k. Exy we know but the units are around 5.5 themselves. This will have a full frame alcove and also a nice stone heath shelving.. hoping for some cold winters now. contract signing for us is 29th March Tried sending this before, sorry if it doubles up. Just wondering what is the point of a fireplace if you already have ducted air conditioning? I've never had one before, but I realise it would make a room much warmer in winter (>24deg), and would be fun for those who like to play around with lighting fires, but is there anything else - such as decreasing costs of heating etc. or are they really more just a nice thing to have? Also, can they be dangerous if there are small children around, and is there much of a risk of setting your house on fire? Re: 238Jul 04, 2009 2:54 pm serge44 Gester, Here we go: ensuite toilet with door option (means bigger shower recess), vanity with drawer set down the middle. master suite to have two triangular aircon duct droppers in corners to get aircon to theatre. bed4 to have corner near hall squared off (currently cut off) for aircon ducting to living room. remove triple stacker door from theatre. remove 2 of 600x2000 windows from theatre and put in one 2400 x 600 along north wall (end of house). that leave the west wall as all gyprock for projector to hit. added bifold doors from dining room. added door to hallway to separate living/study from family/kitchen/dining for aircon. pot drawer and utensil drawer added to kitchen - one either side of cooker. security doors added (x3) including a pet door. another quote wasn't that much cheaper (<$100) added spa to bathroom, drawers in vanity. bag & paint and 25o roof pitch ($#@% covenants!!) water tank I think that's it Hi serge44, I'm just a bit confused about what you mentioned regarding making changes to bedroom4 and master bedroom for the air conditioning. Do you mean you had to make alterations to the house design to make the air conditioning fit properly? If that's the case, wouldn't the house design in the first place have the air conditioning in mind without having to change it?? Thanks, Dave Re: 239Jul 04, 2009 3:00 pm serge44 I have the actron 18kw ESP Ultima planned to go in and the three extra ducting droppers were required to get air to where it needs to be. without the two in the master there was no way to get air to the theatre - no aircon down there would be very stuffy indeed in summer. There was a void to use in bed 4 but that only gets air to the study and not the living room. while these two rooms will be the one zone another air entry was required so the little cut out of wall coming into the room will be added back to form the voice for the aircon to get into the living room. the boys will have the study for their xbox, guitar hero and tv. the living room will become the home office for me and the missus. Plantation will let the actron man on site to rough in the ducting. no problems, Doh ... should have read 2 posts ahead before asking about the changes for the air con and I would have seen you've already answered that question.
